Horribly Run Building

2116 Chestnut should have everything going for it. It's new, has a nice gym, and the views are spectacular (especially from the higher floors). Unfortunately, the building management is so beyond incompetent that it completely ruins the building's many perks. The elevators will be down completely at least once a week. When they're 'working', count on at least one of them being down at all times. With a building this large and full of students on relatively similar schedules, this means that the wait for the elevators can become unacceptably long.

When the elevators aren't causing problems, the fire alarms are. I lost track of the number of fire alarms that were triggered in the past year, but it was unacceptably high. Additionally, the alarms weren't able to be turned off for several hours on numerous occasions. Living on a high floor, that means that I had to choose between listening to the same recorded message and an ear piercing wail every ten seconds for >4 hours or trek down and then back up 25+ flights of stairs on a monthly (and sometimes weekly) basis. Always fun when the fire department is forced to come out, turn things off, only to have it start up again just after they've left. That happened more times than I could count. Naturally, the elevators would completely stop during fire alarms and couldn't be turned back on for hours after they had stopped. Fun times.

This building was a horrible experience. Admittedly, our view of center city was beyond spectacular, but that pro was wildly outweighed by the many cons of living in 2116 Chestnut. We were blown away by the building when we did a tour before moving to Philadelphia, but I wish we would have done more research before signing a lease. You can spend far less money and have a much better experience in nearly any other building in the area.

Don't waste your money or time, save yourself the headache, and live somewhere else. It took us a year to figure that out and hopefully we'll prevent other people from going through a similarly poor first year in Philadelphia.

Beautiful views, bad management

We loved this building when we first moved into it. The views of Center City are breathtaking and the units were pretty nice inside, granite counter tops, garden tubs, stainless steel appliances. They're a bit small and the rent is among the highest in the area, but we thought it was worth it for the beautiful views. The building felt very well-kept and safe. Front desk staff was very friendly and helpful, especially Erica and Sean. We were happy until management switched to Greystar. After management switched over, we had problem after problem. The elevators were constantly going down (which is a big problem if you live on a high floor), the fire alarms would go off constantly at all hours on multiple occasions, my fiance got stranded in the elevator for 2 hours because the emergency buttons inside didn't work, the hot tub wasn't working on the couple of occasions when we tried to use it, the trash chute was often broken, and the hallways were very hot because they don't turn on the AC in them. Some of these things we could have overlooked in a normal building, but not at the very high price we were paying to live there. In my opinion, the constant inconveniences far outweighed the views.

Love 2116

Great building, friendly staff, and state-of-the-art gym that is rarely busy. Building location is ideal--near Rittenhouse Square and walking distance to University City, and one block away from Trader Joe's. Studio layout has huge kitchen and tons of storage. Love living here!

Lots to Offer but Some Drawbacks

Expensive, other buildings more affordable. Seems to attract a lot of students, which is unfortunate if you're not a students because they hold parties and large group events. Not much of a community feel. Original building managers were better. Cleanliness in gym could be improved.

Overpriced

2116 Chestnut has skyrocketed in price over the past 3 years, and has been going downhill since the management change over to Greystar. Consider other highrises under different management companies. In-building parking is an addition 300/month charge.

Best apartment available in Philly

Great location. Apartments are new and offers a lot of sunlight. I live in a studio and it is very spacious, with a large bathroom and kitchen. Amenities are also a differential of this building.

Excellent building

Am very happy for most part. There have been a few one-off incidences - but nothing major to complain about. The rent is also on the expensive side.

Good Building

MGMT change last year. They're cutting costs. They also tried to incorrectly confiscate a $500 security deposit I made for an event reservation which I thought was very poorly handled.

New door people are very friendly!

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
