Nice Building - Terrible Management

Pros
- I do like the loft format which leads to a feeling of a large space.
- Concierge staff is very friendly and kind

Cons
- Building quality is not that great
- Elevators constantly break
- Centralized heating/cooling: building is either on heat or cool, regardless of how warm it is outside. It also takes about a week to switch between.
- Building Managment is terrible to work with and constantly finds new fees to add. For instance, the bike room that they advertise is actually a $25/month fee. They offer "free wifi" for the building, but require that you pay $60 per month for this ammenitiy. Parking is obscenely expensive.
- Pet Rent is ridiculous as well; $100 per month for cats. Not sure how that is justifiable.
- Gym is pretty mediocre.

This isn't New York. It isn't a luxury building. Air Communities still feels that it should charge as such.

Riverloft

Amazing location, small gym, nice staff, quiet building that feels small in a good way. Also high ceilings! Pricey for 1 person but has been great to split with my partner.

Spacious, nice apartment - great location!

I have been pleased with Riverloft so far! The units are very spacious with lots of natural light. The updated kitchens are nice. I was able to sign a 22 month lease which is ideal for school, and I love the location because it is only ~18 min walk to huntsman!

Great space and location, horrible management

The building itself is great and is one of the best values you will find near Rittenhouse. Almost all of the other Wharton apartment buildings are within about a 10-min walk, so you are close to everyone. Campus is only a 20-minute walk and septa buses stop right in front of the building, across the street. The apartment itself is great and spacious. The only issue is the building management company is awful, cheap, unhelpful like they all are.

Very spacious and friendly community

I love the lofted bedrooms and the concierges are all very nice. When I first moved in though, it was a bit dirty.

Management is terrible

While I love my apartment itself, the property manager is wildly unresponsive and will show up at your apartment with random issues without advance notice. If you check, it is put into the lease that they are allowed to just enter your home. Any issue takes days for him to get a response. I'm still living here, so I'm not posting my name. If you can handle everything on your own, go for it, if you will need any maintenance help, prepare to be disappointed. This is not to mention constant construction projects - the only two emails you will get are reports of upcoming construction with little notice and no acknowledgement of the difficulty for people who WFH, and extended anti-smoking reminders.

No complaints

I love about 80% of the Riverloft. The location is picture perfect, the windows are enormous and bring in so much light, there is plenty of space, the staff and maintenance are amazing. What I don’t love is stuff breaks pretty constantly and I have just seen other residences with better amenities for a similar price. The gym could be better, the hot water goes out a lot, my appliances aren’t very reliable.

violent place - do not recommend

It was my second year living at Riverloft and paying so much I never thought I would get disrespected or assaulted. But as a petite woman, I was beat up and dragged by my hair in the hallway by a visiting couple on the 4th floor in September 2022. I have no idea how this visiting couple had access. They felt threatened that I "walked fast past them". They were cussing and verbally harassing me on the elevator before...Extremely traumatic experience, had blood on my face from the assault and residents had to come from my screams. Riverloft did nothing to compensate me except if I renewed my lease but I am moving so I wouldn't need the lease. Also, AC, heater, electricity, and elevators are constantly down. 0/10 do not recommend.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
