Overall one of the best high-rises in Center City

Pros:
1) Excellent location: 25 min walk to Huntsman, 5 min walk to Pub and 2401 Walnut, 5 min walk to Trader Joe's, 1 block from bus stop towards campus.
2) Friendly door(wo)men
3) Extremely clean and new facilities
4) High density of Penn (esp Wharton) students
5) Free printing
6) There is an spare apartment in the building you can rent (like a hotel) for when relatives/friends visit
7) Optional reserved paid bike and car parking
8) Pet friendly

Cons:
1) Expensive (double what you would pay in a brownstone)
2) Window blinds don't do much; expect to be woken up at sunrise.
3) Have to always keep the blinds down for privacy; you can see everything from the streets esp on the lower floors
4) Poor kitchen ventilation/range hood and nonexistent shower ventilation

Amazing building- but you pay for it

2116 Chestnut is a brand new luxury high rise with amazing amenities (gym, conference rooms, party rooms, etc.). It's very convenient to 2401, pub, Trader Joe's, the trolley/subway, and the bus to campus. There are a ton of Wharton students in the building, too. It's a little pricey, but you get what you pay for.

Ideal perks, community, and ease!

This place really cares about tenants having a good experience. Management is super responsive and goes above and beyond to provide perks (happy hours with local stores/bars, hand delivering packages during the holiday season, etc.). The amenities are perfect for Wharton life-- printing, study rooms, social rooms to host people. Since it's new, everything is running, clean, and modern. What would make 2116 even better is if it was on Walnut (Chestnut feels more sketch at night; but nothing terrible), and if rent was a bit cheaper...

Great place to live, but fixtures in rooms are subpar

The building, location, and amenities are great at 2116. The floor to ceiling windows are very nice, but I don't think the value is great here; the cabinetry, carpet, and other fixtures in the room are pretty cheap for how much you pay. That being said, I would still live here again, and recommend it to others, but I'd recommend looking at 2040 market (which is cheaper), or another building with floor to ceiling windows first. If there is no vacancy at those places, then 2116 will work.

Brand New Building with State of the Art Amenities (Occasionally Annoying Building Mgmt)

Brand new building! Nicest building that I have lived in. Full in unit laundry in every unity, all floor to ceiling windows, marble counters, state of the art gym, business center with 3 conference rooms and FREE color printing (very valuable), huge outdoor deck with 2 large stainless steel grills, outdoor hot tub, large social room with huge TV, movie room, etc. Door men/women are extremely friendly. Building manager can be annoying about different small things in the building (ie reserving elevators for moving in, reserving common spaces, etc.). All Wharton students have had some kind of run in with her over something or another, but on the whole, she has stayed out of my hair and building maintenance is extremely responsive and very friendly to any requests. Building at this point is still not completely occupied. The majority of residents I feel is still Wharton students, creating a fun community around the building. In general, very nice building with close proximity to PUB, 2116, and everything else downtown.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
