2020 is a nice building. Location is good. All rent is very expensive.

Under construction

Each unit depends on the owner. When we moved into our unit, we had to email the owner with 20+ items to fix. Moreover, our unit's AC would never be able to cool below 75 degrees - during the summer this was very annoying as it would often be 78 degrees in my room even with the AC running constantly - so basically paying a ton for little results. Also prior to us moving in, they said that the amenities room should be done by end of August. In reality, it's already November and it's still not open to residents yet. Pros are that our unit is very quiet even tho we're not on a high floor. Cons are: all the construction led to severe allergies and being sick for over a month, and issues with AC/move-in condition of the apartment. I would not recommend renting the unit that I lived in - apt 8E.

I like this apartment

- it's convenient to basically everything
- I live on 28th floor so got a great view with the flat side of the city
- The amenity is new because the landlord just revonate it
- frontdesk is 24hours so very safe

Convenient for Penn Students

The apartment is very conveniently located for Penn students. It’s also nice to have a pool and a fitness center. Great views.

Wanamaker House

The Wanamaker is a good place for value. Given its location on Walnut Street, it is a straight shot to Penn's campus (if you are a student) through bus or Uber - I'm on campus in less than 10 minutes door to door. However, there has been a lot of construction around Philly and this block is no different. There is usually a lot of drilling by the city's water department close by which is noisy but tolerable given the Wanamaker's thick windows. Also, the Wanamaker has been undergoing a renovation project with unclear timelines for completion. This is noisy and disruptive and management does not seem to be tackling that project well. For example, we have not received keys to any of our amenities even though the lounges were constructed months ago. However, other maintenance issues (e.g., lights not working, bathroom issues, A/C) are resolved in an incredibly timely manner, usually with 1-2 hour turnaround times or less.

So, consider living here if you like space, quiet, sunlight, and a direct shot to Penn's campus. If you value amenities, social community in your building, and crisply run management, consider another building in the Rittenhouse area.

Great location, work in progress common amenities

The apartments vary depending on the floor and date of renovation - higher floors in general have better maintained apartments and better kitchen appliances. Hardwood floors look and feel better than carpeted floors - some carpeted floors were dirty on possession. The pool and gym are standard, nothing spectacular. The common area is still under construction and has been for a very long time - you won't have a common space to hold parties or events. The location is spectacular, with a bus stop right outside the apartment. You'll have a lot of Wharton students living there. Overall, a good apartment, could use better common amenities.

Good apartment for value, not as good building amenities

I love my apartment itself. I think the gym is somewhat lacking and it's unfortunate that it doesn't have common space that we can use (e.g., lounge). That being said, it is decently affordable for a 1BR luxury high-rise, so can't complain!

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
