Very large one bedrooms with great views and layouts (spacious, bright, tons of closet space). Building is extremely well managed (much better than other similar Wharton-heavy buildings) and staff is attentive, responsive, and nice. Amenities are great with gym, lounge area, business center, printing access, pool, and very nice lobby. Location is best among Wharton-heavy buildings as its on Walnut, quick walk to class, directly across the street from the bus to campus, but also immediately in Rittenhouse. Great value for money and I recommend this building extremely highly.

Great Building, Variable Units

The Wanamaker House is a fantastic building, with one of the best management teams I've ever encountered. The building is safe, clean, and well-maintained. However, since it is a condo building, each unit's condition varies greatly. While some are nice and newly renovated, others have barely been touched since the building opened in 1980. Some have in-unit laundry; others rely on the shared machines located on each floor ($5.00 for a full wash/dry cycle). Location is super convenient for walking or transit to University City (21 or 42 bus) and near everything Rittenhouse Square has to offer.

Great Location, Plenty of Space

We've loved having the 24/7 concierges. The building is a bit older and wasn't totally clean when we got here but the management has been responsive when we've requested repairs. Layouts vary throughout the building even for the same unit size (bed/bath).

Easy walk/ride/bus to campus. Right by Rittenhouse as well. Easy walk to kids schools. The street is also relatively quite compared to Walnut and Spruce that are close by.

We coordinated with other families to be in the same building and have been able to help each other out with watching kids after they go to bed. Also only a few blocks over from another popular (but more expensive) building for families.

Affordable condo in the heart of Center City

The pros of this apartment are it is very centrally located and inside it is updated with modern finishes and appliances. The smallest unit in the building does not have a dishwasher, but the other units do, and every unit has a washer/dryer combo machine.

The cons are that because the location is so bustling, street noise can be loud (varies by unit) from construction or the bar/restaurant downstairs. Property management and maintenance are also very slow to respond unless you stay on top of them.

Reliable management, great amenities (rooftop pool, lounge to study in), Rittenhouse 1 block away, next to many restaurants and bars, only 20 minute walk from Penn, 25 minute walk from Pennsylvania hospital, location on Walnut street makes it very accessible and easy to travel to/from.

Pretty good experience. Very quiet building; mix of seniors and Wharton/Penn grad students. The units can vary because these are condos rented out by owners. The building is a bit on the older side but gets frequently maintained. Friendly front desk staff and haven't had any issues with packages/orders. Community gym, pool, and lounge rooms on the top floor.

It has everything I want! Great location, in-unit laundry, tons of natural light. It would be great to have outdoor space, but otherwise, no complaints. :)

Pros:
Very safe part of Walnut and not too much noise compared to other buildings
Solid amenities - pool, gym, and business center are good
Reasonable price
Closer to campus than some other buildings but still right in the heart of Rittenhouse

(Potential) Cons:
Not the most social building despite having a big Wharton presence
Units vary in terms of modernity and appliance quality
No pets allowed

A small, but solid contingent of Wharton people live here, which means it's a nice place to get away from the chaos. Apartments are very reasonably priced and the on-site maintenance is great. Everyone who works at the Dorchester is very friendly. Since it's a condo building, units differ in their level of renovation and style since changes are at the discretion of the individual unit owner.

The Carlyle is a gem. It is an excellent 24 hour doorman building with responsive maintenance staff and a familial environment for all residents. The building is in a safe part of Rittenhouse and has a good mix of grad students, retirees and families in the building.
