Wanamaker a solid choice

Very happy with my decision. Location is about as central as it gets. Units are big, not the most updated but nice enough. Lobby and building look good. Amenities decent, gym's serviceable and rooftop pool is great when it's nice out. Good value, much cheaper than Icon or 2116 Chestnut (but more outdated too).

Great location, annoying policies

Wanamaker has a great location and the building is fairly nice. That being said, the building policies are extremely annoying, ranging from strict move-in policies (you can only move in at certain times, you have to pay to move in) to not being allowed to have decoration on your door to having to use the building's specified cable plan. For the amount you have to pay to live in the Wanamaker, a lot of these rules are simply ludicrous.
Additionally, the walls are quite thin here. If you want to be social and host a lot, think twice before living here. You will get a lot of noise complaints.

Tons of Wharton students

I really like the layout of the studios here. And the location is ideal just on the west side of Rittenhouse (cuts down the walk to campus). Allan Domb is not that fun to work with. They only accept physical checks, no electronic payments.

Building management has been great except for the two weeks when I moved in and there was headache-inducing drilling on the garage. Shook the whole building, and the management never seemed to know when it was going to happen. That stopped though.

A very solid option

Really no complaints about the Wanamaker. Fantastic location vis-a-vis Rittenhouse (a block away) and school (a 15 minute walk or 5 minute bus ride -- bus stop is right in front of building). Decent gym in the building on the top floor with nice view. Friendly doormen. Allan Domb not great to work with during the negotiation process, but typically very quick to respond to maintenance issues. Only negative: the building is not dog-friendly.

Great Location

The Wanamaker is an unbeatable location for Wharton students. It is close to where everyone hangs out while still being walkable to school in 30 minutes.

Great location and view

The Wanamaker is a great place to live, with perfect location that's close enough to Wharton to walk and close to anyone living near Rittenhouse Square. Management and doormen are all very nice. The 700 sq ft, 1-br layout also makes a lot of sense and definitely feels large enough for a couple. Highly recommend!

Wanamaker House

As always when looking at a condo building, keep in mind that units are kept up differently and they are nowhere near all alike. Also remember that you should be paying less for a unit on a lower floor than one on a higher floor. I live on a lower floor in a unit that is semi-updated and I think my monthly rent is more on par with similar units on higher floors of the building.

This is a doorman building. Every time you come and go you will need to say hi to two doormen. There are about 6 doormen who rotate. If you don't want to have to say hi to people every time you come home and find that too awkward to bear, consider not living in a doorman building. For me the trade off was just barely worth it, only because of the convenience (receiving packages, not needing to worry about safety) so that I can focus on school.

The location is really perfect- near Rittenhouse Square but away from the busier blocks that border the park, and a 20-25 min walk to Huntsman.

You will see Wharton students all the time in this building.

Perfect for 2 Years

Great location. I love many of the doorman and have had a wonderful experience. The apartment could use to be updated a bit but otherwise it has been perfect. My one complaint is that we are not allowed to sublet over the summer.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
