Best value for money building in RH

One of the best value for money buildings. Located close to Trader Joe's as well as SEPTA. Quite convenient and reasonable rent. Free access to gym and rooftop deck (though it closes at 10 PM)

Good apt

Decent apartments for a relatively good price with lots of students in the building. Light on the amenities and "luxury" feeling.

Good size for cost

Overall happy with the apartment! It doesn't have as great of amenities as some other popular locations, but is a great size for the cost. Management has been decent but not always the quickest with maintenance issues.

Good Value, less amenities

Good price per square foot, thick walls, lots of windows means great views but bedroom lacks true black out currents which is unfortunate. Gym does the job but isn't amazing, no pool.

More affordable than other buildings with a few flaws

2040 is great because it is cheaper than other luxury buildings but still had amenities (gym, outdoor area, doorman). For the value I think it’s great. The downsides are many of the bedrooms don’t have windows, the doormen aren’t super friendly, and delivery can have a hard time finding the building

Location & Space

Overall, I've been happy with my experience at 2040. The location is very convenient for the trolley over to campus and so many students are in this building or others close by that you always have a group to walk home with. The area on Market st. just north of the building isn't the safest so I recommend spending more time outside of class south of the building near Rittenhouse. The apartments themselves are very spacious for the rent and have decent sized kitchens which was a huge plus for me. The building isn't maintained super well - elevators are sometimes down, amenities are lackluster but that was an okay tradeoff for me to have lower rent. Of the big apartment buildings I've seen, 2040 seems to be the best value for what you spend.

Good apartment

I found the apt from a 2yr leaving her lease, she gave me a video tour (I wasn’t in the US) and contacted me with the owners. The owners responded very fast and we closed the lease. The apartment is really big, well distributed and everything works. The only downside is that the bathroom is inside the room, so you don’t have a bathroom for guests.

Convenient, affordable and spacious apt

Very spacious apt with affordable rent. Close to supermarket and other popular apt among Wharton student. Sound insulation is mediocre.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
