This apartment converted me from an extrovert to a homebody
Really friendly management, excellent package handling and maintenance requests are responded to appropriately as well.
The apartment I have is very spacious, and also has stunning views of the city (imagine the kind where the protagonist of a movie is contemplating the life of the city passing through their eyes, yes those kinds of cinematic views). There's a great gym within the building (which is functional even though not as spacious) and it's super close to the 21st street trolley as well as Target/Trader Joes.
The issue is that the apartment is over a liquor store that faces Market Street. This entrance can be confusing for guests, and sometimes isn't safe to walk the alley alone at night. This isn't something the building necessarily controls, but important to keep in mind. I'm a single woman and I've felt safer knowing that I carry a pepper spray at times. The walls are somewhat thin which means I know when my neighbor upstairs is using their treadmill (and sometimes there's a clattering resonance in the walls from using my household devices). All residents are provided with only one key fob to access both the building and the gym, and only one set of keys.
Despite all this though, I plan to renew my lease :)

Good space for the value
Good amount of space for the value! Sometimes there are issues with the front desk not giving us the correct number of packages. Typically, this is just solved by stopping by the front desk the next day. Just a slight inconvenience, but for the most part the front desk receptionists are friendly.
The building gym is quite small and limited in exercise equipment, but it is typically empty and at least has a good amount of cardio machines.

Big apartment for value
2040 offers bigger apartments than comparable prices at some of the other "luxury" rittenhouse buildings. That said, it lacks some of the amenities, but overall I find it to be exactly what I need.

Great value for money
Good location and a lot of Wharton students. Very limited common area and you have to come down to pick up your guests. Apartments are relatively large and appliances work well. Management is very responsive to requests. I believe it’s good value for the money.

2040 Market Street
There were a lot of maintenance issues in my first year. The main issues were the washing machine and dryer, and plumbing in my bathroom. I think 2040 Market is value for money because it is cheaper than comparable buildings, and the apartments are bigger. The only real issue with the building is the entertainment amenities: it's a small outdoor space with no bathroom.

Great size and location for the price
The apartments are very big and the location is great. It is very close to the trolley and the bus stops that take you to campus. Also, a lot of people from Wharton live in the building so it is very easy to find walking/uber companions

Great place to live
Overall, love living at 2040! Whenever there are issues with appliances, 2040 maintenance is pretty quick to fix these issues.

2040 Market Street
The apartments are very nice but the amenities aren't great. The management team has taken town with some maintenance requests, especially those which happen close to the weekend. You can also hear a lot of things that are happening outside your apartment.
