Responsive maintenance, great facilities, pet friendly, modern apartments with underground garage and free gym, free study rooms, great rooftop with views of the city and the Delaware river. Next to all shops and restaurants in the heart of old city, 6 minute drive to campus.

The Warehouse Apartments

This complex is an old warehouse with great spacing. The rooms are large, including the bathrooms and bedrooms. Also, ceilings tend to be high and there is a lot of variation in layout. The building is quiet and full of young professionals, mostly medical professionals (we live near Jefferson). Some of the appliances in the kitchen are a bit dated but still work. There is constantly staff on duty for any maintenance requests, and management is located in the building offices. Key fabs are used to enter the front door and elevators. Some of the windows let in some cold air as a draft, and they are currently fixing our boiler system. They seem to have a good plan to maintain our heat from the boilers more frequently in the future.

Terrible management and accounting

300 Saint Paul Place is the worst building to live in. It may seem nice, but the building is notorious for having a roach problem, elevators breaking constantly, packages stolen, oh and the best part - the rent payment system constantly 'breaks' and doesn't pay the rent so they charge you fees saying you had no funds to pay. They always blame the residents when the leadership and staff are horrendously inexperienced and woefully incompetent. They refuse to help the residents because it's easier to blame them for the problems they cause. If you don't want roaches and ridiculous fees, don't live here. Also, they refused to move the dumpster from the top of the electric access point, so we were the only building in the city without power for 4 days.

great for the price

An older building (early 1900s) with all of the charm (original floors, beautiful crown molding), but also some of the pitfalls (radiator heating, no central air, occasional mouse). Some units are more recently renovated than others, mine is definitely on the older side. The staff keeps all packages safe, the gym is solid, and maintenance is extremely responsive. The residents are very quiet and I've had no issues.

Compared to my other resident friends, my place is significantly larger and cheaper, and in the same neighborhood as everyone else. Especially for a doorman building, I think its a steal.

Love 201 Stanwix. Package room, key fobs to get in elevators, really good sunlight and huge windows, hardwood floors, management and maintenance are amazing too

Safe, Cost Effective, Close to Campus

I have had a great experience. The staff is very friendly and attentive. I’ve never had a work order go more than a day. They are constantly improving safety measures. The gym is clean and there is in-unit washer and dryer. We control our A/C and heat. The cost of water is added on to rent but it’s only $40 I believe.

This is about the most uneven living experience you're going to get at Richmond. On one hand, you'll be within 15 minutes of school, right in the heart of the Museum District, and within walking distance of some of the best bars and museums Richmond has to offer. On the other hand, you'll pay more than you should, deal with management that's objectively poor, have to fend with a tyrannical towing company, and may (or may not) have ghosts if you're in the main building. So, you'll take the good with the bad!

Overall, the Allegheny Apartments is a nice apartment building. The kitchens are modern, yet the building maintains a historic feel by using the original wood floors from when the building was first constructed. Only points off are that it's somewhat expensive and there's also not much of a connection between people in the building.

Unbeatable price in center city

Located between Rittenhouse square and the Gayborhood, this is a great spot for restaurants, coffee shops, bars, workout studios, and shopping. Easy commute to Penn (straight shot on the bus for HUP and easy metro ride to Presby). Happy to be close to my co-residents in Rittenhouse. Good natural light. No direct sunlight but indirect light all day. Washer/dryer not in unit but there is a washer/dryer on each floor (usually don't have a hard time accessing it) which you pay per load. Not too expensive and given the great rent, don't mind it.

Very good location to get to every area of Richmond. There are businesses in the building. The apartment unit itself is nice, you can’t hear your neighbors. However, the building is not the best. You can get in either through key fob or code. Somehow people who aren’t residents or parts of the businesses within the building have the code and use the amenities of the building. On several occasions, people who do not live in the building have been seen in the common areas by residents. Maintenance is really responsive. However, there are frequently issues with the HVAC unit. Sometimes they fix it that day. Others they take weeks.

Overpriced and Underwhelming

This apartment building honestly sucks. The elevators are always broken, there have been multiple issues with water damage and flooding into other people’s apartments. Fire alarms will go off randomly and the pipes burst and break during the winter causing flooding in other apartments too. The appliances are straight up from 1980s and barely hanging on. The walls are very thin so you can hear everything going on on your floor. The HVAC systems are always breaking and not working building wide. I have been without heat in the winter for days before and property management’s solution was to provide a small space heater. Maintenance team and the property management company are atrocious. They never fix the issue and usually just tell you that nothing is wrong. And on top of all that, the rent is so high and they STILL CHARGE EXTRA for use of the washing machines AND for the water. Separately. It costs me $6 to do one load of laundry. Then we get separate bills for $45.11 per month for water. Many of these fees have gone up exponentially over my time living at Kensington including the rent. If I weren’t graduating at the end of the year I would’ve moved out, but it’s too expensive to try and move twice in one year. I would NOT recommend this building for students. All the hidden fees and expenses make the cost of living in this building go up every year you renew your lease. They even increased parking from 50 to 52 dollars per month…
