Clean, relatively quiet, elevator problems

The good:
The apartments are clean - no bugs or other pests.
Wonderful, friendly front desk staff.
Shuttle to Penn.
Cat-friendly.

The bad:
Not so friendly management staff. Dismissive. Might ignore your emails. Also, management needs to be more transparent (last year, there were recurring fires - approx 7 times - in the trash room and tenants received no explanation).
Apartments were recently renovated but seem to have been poorly done - doorknobs on closets falling off, crystal deco on the overhead lights falling off, electric sockets not working, built-in heating/ac system regularly stops working. Also, learn to take shorter showers and say goodbye to baths; water runs cold after 30 minutes.
Major elevator traffic - there are three elevators serving the 33 floors and maintenance/construction crew are constantly using them in the morning.
The lower floors of the building were submerged in water during the flood and are undergoing repairs/currently inaccessible (including the gym).

Safe Choice

2400 Chestnut could be considered a "Penn Law dorm" with lots of students from Penn Law, Wharton, and other Penn graduate schools. It's at a good location (although Chestnut St bridge is under construction) with a 15 minute walk to school and walking distance to bars and restaurants in Center City. It has a pretty good deal for parking. River-side apartments have great views of the river and sunsets. This year, elevators seem to break down or take forever, but other than that, it's a good deal. There's also a shuttle that goes directly to Penn Law, which saves from walking across the bridge in the mornings.

Nice place but be aware of the noise

Nice location and easy to commute to school (Line 42 and 21). The apartment also has a free shuttle bus service every morning and afternoon.
However, please be aware of the noises and do your own research by asking upperclassmen. All studio apartments are right next to the elevators and you can hear them moving all the time especially during rush hour (early mornings and evenings on weekdays; midnights during the weekend). All 1B1B are facing the railway and you will hear the trains honking from time to time, including after midnight.
Gym is a bit old.

I mostly like living in 2400. The apartments are updated and pretty spacious. One really nice thing is that they have a shuttle that takes residents to/from University City for no extra cost. It's been great since the weather got colder.

The bathrooms are a little small. They've been renovating the hallways and older units, so sometimes that noise can be frustrating, but the complex has been giving us warning as to when that will occur and tries to restrict noisy drilling to an hour a day. I think that's expected to be done by the end of the year but I'm not sure. The location is good, as it's about equidistant from school and where many social events take place in Center City, but having the Chestnut St. bridge still closed is annoying. That would affect most apartments around this one, though. We do hear the train go by/honk often, and that sometimes wakes me up.

Overall though, a lot of Penn students live here and I think it's a solid option. It's clean, feels safer than living in a walk-up, and I haven't had any problems with management/maintenance.

Great location and nice amenities, but lots of construction

This apartment complex is in a great location (walking distance to both campus and Center City) with amazing views and pretty nice amenities such as a gym and free shuttle service to campus. For what you get, the rental price is a pretty good value. Management has also been responsive in my experience when I have questions. The biggest downside is the ongoing construction; part of it is unavoidable on management's part, as the Chestnut Street bridge is being repaired and Schuykill River flooding in September 2021 created other problems. The building only allows cats--no dogs.

Great management, lots of space, and beautiful views

I have lived in 2400 Chestnut for almost 7 years. It has a wonderful, responsive staff, beautiful views of the city from both sides of the building, and very nicely renovated apartments. The building is easily walkable to public transportation, Trader Joes, and other amenities.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
