Beware: 2020-2021 Construction

Great apartment, but unfortunately this is not the time to live here. Construction on the chestnut bridge will not be complete until Fall 2021, and the building itself is doing renovation projects. This construction noise, both inside and outside, has been particularly bothersome as most of us are working from home.

Fine but lots of problems

It's overall fine, but there are major drawbacks. For example, the washer/dryers are only 2 to a floor and constantly breaking. I know other residents found mold in their water filters and were ignored. Both times the fire alarm has gone off, it has randomly switched off when it was not supposed to and there was still a fire. The elevators break often. They are using their maintenance staff to help with the renovations so requests take forever to be fulfilled. They do not keep to 'drilling hours' so construction noise is unrelenting. On the lower floors, there's also noise from the bridge construction. Management generally seems not to care unless you really put your foot down.

The staff themselves are friendly and the renovations are very good considering that it's a mid-range mass apartment project. Move in process was easy and I feel very safe in the building itself. The surrounding neighborhood is safe, but be aware of your surroundings. Parking for residents is cheap, package pick up is easy, views are amazing, lots of storage in unit, no pests, and the units themselves are nice. Even with the bridge closed, it's an easy walk to Penn.

Great amenities and staff. The building is a bit outdated and near the Chesnut St construction but location wise it's fantastic.

2400 Chestnut

On the whole, the building is pretty good, although the rent is a little pricy. The renovated apartments are quite nice, there's free laundry on every floor, and a gym (albeit not the best gym you'll ever see). Management is fine. Higher floors have very nice views on either side and it's walking distance to both Penn and Center City. The renovations of other apartments can be noisy but hopefully (?) will be done soon.

Great apartment in a great location, if not for ongoing construction.

Cons:

- Construction around the apartment has been going on for over a year. Roadblocks can make it difficult to get food deliveries or access to public transportation.

- Renovation of apartments has been going on for over a year. Can be very loud.

- No pets

- Frequent false fire alarms (not drills).

- One shuttle for students is not enough. Mornings are a race to the van.

Pros:

- Free washing machine and dryers on each floor

- Friendly staff

- Proactive measures against spread of COVID

- Renovated units are very nice; stainless steel refrigerator and microwave, marble countertops, 4 closets for clothes plus a storage closet.

- Beautiful view of either the river or center city.

- Free of pests

- Great location; 20 minutes walk to UPenn, 5 minutes walk to center city, close to SEPTA stops.

Convenient, well-managed, and spacious

I have lived in 2400 Chestnut for nearly 5 years and cannot imagine moving anytime soon. The management is extremely welcoming and responsive to all issues. The apartments are spacious with lovely views. No problems with pests. Laundry on every floor. Convenient ~15-20 min walk to work and free morning shuttle as an alternative commute option.

Great location

2400 is a great location between school and Rittenhouse Square. The building has huge windows and great views, and is overall very convenient. As they renovate prices are increasing, but the non-renovated rooms are still a pretty good value.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
