Best place in Philly

I love living here! The location is perfect with having the museum, Target, Whole Foods, and vet's office within walking distance and the complex has it's own facilities (Old Nelson, Pretoria Salon and Spa, etc). So you get what you pay for. The apartments have thick walls with all the modern touches.
My one and only complaint is that there tends to be several local activities at the museum or right on Benjamin Franklin Parkway (ie Rocky Run, parades, concerts, etc) and the noise from these activities travel into the apartments.

Great luxury apartment in a great location

PROs:
1. The apartment definitely meets the "luxury" definition, with nice finishes, concierge services, pool and gym access, but the prices are not crazy (especially if you are in a couple and can split rent). Compared to the other luxury apartments in the area, it is definitely one of the best "bang for your buck"
2. Beautiful location on the parkway, makes it feel like the whole apartment complex is in a park. Lovely views.
3. If you are into those sorts of things, the complex organizes a ton of events, happy hours etc. There is an art gallery in the basement lol
4. Easy upgrade to bigger properties in the complex is possible, management can help you do that when your lease is about to expire
5. Nice walk to downtown and West Philly. Schuylkill trail is 5 min away
6. Great for pets. So many dogs! There are at least 2 dog parks and a doggie care downstairs
7. Gym is really really nice, has most free weights up to 70-80 lbs
8. Management is on site, so you can always walk into their office and ask questions
9. The Old Nelson downstairs is so convenient. You can find anything from basic groceries to snacks to hot food. They make a mean burger with fries that only costs about 10 dollars. Smoothies and bagels are also great. You can grab food in the summer and bring it pool side. There is also a cafe area right outside that you can sit at.
10. Generally feels very secure, the area doesn't make you have to look behind your shoulder when you're walking at night (tho you should always be careful)
11. Close to three supermarkets - Giants is 7 min walk south, Whole Foods is 5 min walk north, TJ is 10 min walk south. Very very convenient

CONS:
1. Not the closest to HUP, about 30 min walk (we like walking and this is fine, but I can imagine if you don't, it's kind of a pain), there is a bus, although it only comes on the hour. Presby is 25 min if you go through Mantua. VA is 45 min. Pennsy is 40 min (there is a bus, but not so reliable)
2. The parkway is nice, except in the summer it is so loud. Motorbikes ride on the parkway every night, and you will get to hear all the parkway concerts AND their rehersals. Probably less of a problem if your apartment faces away from the Parkway.
3. No utilities included, and you don't pay them per usage but per total usage / number of residents. Not ideal, especially if you try to be energy conscious. For a 1BR1BA, utilities are about 150-200 per month
4. Maintenance is hit or miss. Some stuff they repair in 2 seconds. Some other stuff they take ages and they will beat around the bush sending their internal people to take a look at it a couple of times before they finally decide to call a contractor who knows what they're doing
5. Not the greatest restaurant scene around, you have to walk maybe 20-25 min to Rittenhouse or Center City
6. Depending on location, the apartments can get very hot.
7. If you hate pets this is NOT the place for you. I can estimate there are probably upwards of 200 dogs living on the premises, at least. Dogs in the elevators all the time. We love them, but if you're allergic or you don't like them, you won't be able to avoid them

Great Amenities, 25 min walk from campus

Great open space in the museum district with a young community. Tons of amenities & convenient parking. The walk to school is on the longer side (25-30 min). Great for dogs and families!

Great but Expensive

Park Towne Place offers the most amenities I've ever seen at a complex - pool, gym, market, dry cleaner, salon, mail room, art studio, open offices, game room, movie theater, etc. However, rent is one of the highest in Philadelphia and most things except for the gym and pool come with additional fees. This probably isn't the best place for a student to live unless it's be paid for by someone with the right means. Luckily I have worked through school and split the rent with my boyfriend so it is affordable for me.

Best of Philly

Beautiful, modern property- upper end living for reasonable prices if you split a room. Great amenities, amazing location, beautiful city view, small parks, young families and pet friendly. Apartments are newly renovated and absolutely the best looking apartments in all of Philly. 10/10 recommend this place- you will fall in love!

Great option outside of Rittenhouse Square

The place is very clean, decently priced and having an outdoor swimming pool is pretty nice

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
