The Reserve reviews and highlights

New management is the worst!

New management is the worst!
New management arrived on Jan/2017. Here are several reasons why they are really, really bad.

1. THEY DON'T CARE ABOUT STUDENTS' SITUATIONS AND KICK THEM OUT
Maximum rent period is 14 months.
If you plan in living in Evanston for a period longer than that, BE CAREFUL!
Management decided to renovate some units and simply refused to renew the lease of students who were living at the selected units. Even though they would only need one more year of lease.
Another student was doing a summer internship in another state, and management asked him to leave the apartment when lease ends (before he was back in town). Because the lease would expire during the summer internship, he tried to renew the lease beforehand, but it was not their policy.
THEY ARE HEARTLESS.

2. PACKAGE SERVICE IS HORRIBLE
Management used to receive packages (and notify us) and we only needed to go to the leasing office and get them - good old days.
Now they use a locker system (Luxer One). The problem is that many carriers do not put packages inside locker, just leave them on the floor, because (a) they refuse to do it or (b) lockers are full (there is not much space).
Consequence: packages get stolen, opened and we do not get notifications for packages left on the floor (so we never know when they arrive).
Also, if we don't pick up packages in 3 days, we pay a fee or the packages goes back to the carrier.
Management tried to explain to us blaming on carriers and locker system - that's not our problem, it is management's responsibility to secure our packages.
Also, they refuse to go back to the old system, when they received packages and we picked them up.
THEY ARE STUBBORN.

3. FITNESS ROOM
They renovated the fitness room to make it worse! Unbelievable!
Treadmills and bikes are the same - no problem with that.
But we had 6 or 7 weight machines for different muscles groups.
They threw those away and bought JUST ONE multi functional machine.
Before you could have many people in the fitness room using weight machines at the same time, now ONLY ONE PERSON!
THEY LACK A BRAIN.

4. MAINTENANCE SCHEDULING IS HORRIBLE
They took 3 months to install a mirror and a cabinet.

CONCLUSION
These are the main points. There are several others that make them the worst building management I have ever seen.
Why would you live in a building with a management who:
- Doesn't care about you.
- Lacks a brain.
- Only cares about making a good image to outsiders but is worthless inside.

Great option, particularly for couples / families

Generally strong experience -- the staff is quite friendly and helpful and a few minor renovations / touch-ups have recently been completed, including an improved resident lounge and gym. Would recommend.

Very spacious apartments, well maintained complex, lots of amenities

The apartment complex has come under new management over the past year and has since made a lot of improvements on customer service, cleanliness, and investment in the property. The gym is completely renovated, there is a big and really communal nice study center, staff is incredibly responsive.

Good value, but new management needs to iron out some issues

I loved living at the Reserve last year. But new management took over this year (Jan 2017), and I think they need to improve their relationship with the city. The garbage collection service comes at 7:30 am - 30 minutes before the city-mandated time of 8 am. This may not seem like a big deal, but the walls and windows are so thin, you can hear every movement of these garbage trucks; it even shakes the building. The Reserve's proximity to Ridge Ave also means you can hear every car driving by.

The post office also refused to deliver packages to the Reserve this year; previous management had an easy-to-use system to hold packages indefinitely and allow pickup during normal business hours. The new management has switched to a locker system that lacks sufficient space to accommodate all residents' packages - so some packages are just left out in the open/not secure.

Great Value

Apartments are on the smaller side, but are modern, clean, and well-maintained. There's a pool/patio area and small gym. The best perks are package management, unlimited free Starbucks coffee (seriously), and across the street access to the Chicken Shack. More Kellogg students live here than the management lets on.

Quiet, well-maintained apartments with uncertain future given new management

Apartment complex is quiet and well maintained. Nothing spectacular to note, but it is well-priced given the amenities and the market in Evanston.

Good price/benefit ratio

Best price/benefit ratio. Apartment is large and relatively new. Staff is friendly, gym is new and it's only 10 mins from the Jake. Downside is that it's 15 mins walk from downtown and there are no supermarkets around (15 min walk as well).

Super spacious and well maintained

I love that the Reserve is so much more spacious than many of the other buildings that students live in and also that the apartments feel a lot "warmer" and less boxy than E2 or some of the high rises. When its nice out, it is great to have the pool, and its also nice to take advantage of the gym and free coffee!
In the past, I had issues with the management company, but they have recently been replaced and the new company seems way more organized and helpful!

Spacious apartment with good amenities

My apartment at The Reserve is a spacious 2 bed 2 bath with a washer/dryer in unit. Good for roommates or couples who may want an extra bedroom to use as an office or guest bedroom. There's a small gym in the building as well as a business center with free printing. I chose to live here because of the layout and proximity to the Jake (about 10 minute walk). Since Kellogg will be moving to the Global Hub this year, the walk will be a little longer. The only downside is that The Reserve is a little further from the bars and restaurants in town. Management recently changed but has been friendly so far.

I think technically this is considered Northeast Evanston, but you'd never know it. It does feel a bit more suburban than downtown does, but you are just so close to downtown that it feels weird calling it something else. It has all the benefits of being in downtown while being a bit more peaceful.
Neighborhood is safe -- lots of other Kellogg students nearby. Occasional emails from Northwestern warning of criminal activity in the area, but I have not witnessed anything that makes me feel unsafe.

Neighborhood is also quiet as its a decent walk from the bars and other nightlife.
The neighborhood is perfect. For Kellogg students, it's close to the Jake, relatively close to the new building, and close to all the other Evanston apartments to never be a problem meeting up with people. It's right next to the Foster St L line and a couple blocks from the Metra.
Sherman and Noyes is a great little pocket of Evanston with lots of shops and restaurant options, a specialty grocer and easy access to the train. There are a lot of undergrads in the area but the noise hasn't been a problem at all. Great for couples, families and pets.
If you're looking for a neighborhood feel, living in NE Evanston is perfect. You're just a 10-minute walk from downtown Evanston, but it's a bit quieter -- and housing prices are way more reasonable than being in a high-rise.
Pretty much everyone in Kellogg lives near-ish to downtown Evanston and I'd say it's definitely helpful so that you can easily meet up with others or get to and from social events. Evanston is pretty cute too!
A little further from downtown, but doesn't impact one's ability to go out or meet up with other friends. There are also quite a few Kellogg students who live in the Reserve.
Safe, walk around at night all the time as a woman without worrying about it. Evanston is boring but has everything you need (grocery, bars, enough decent restaurants).
