Spacious units, good location, great management

Living at Lewis Manor has been great so far. It's located a couple minutes walk from an RTA stop and within a ~10 minute walk to Little Italy, Coventry, and Cedar Fairmount which are all great locations for restaurants, cafes, and groceries. Management is always super responsive and maintenance requests are completed promptly. My studio is quite spacious and there's plenty of storage. Additional costs include gas, electricity, internet, and in-apartment laundry.

Great location. Safe. Some problems with new management

The location of Lewis Manor is in a great part of Cleveland. The management used to be amazing, but since switching to a new property manager, there have been some serious flaws, including bouts of no hot water for 15 days, mice in multiple units, and ongoing construction. Maintenance is really responsive and helpful.

Great property, especially for students

Everything in Lewis Manor has been great - while the building has been around for a while all the amenities work well and are very clean. It's also in a very safe part of Cleveland Heights, and it's very close to the old medical school and the HEC. Something that I really like about Lewis Manor is that there are lots of students there, so you'll run into classmates (and PhD students, young professionals, masters students, etc.), which has always made me feel safe and welcome. The building is also close to Coventry, Uptown, and Little Italy (walking distance) - all 3 have great restaurants and lots of students. There's a small gym (very small) in the building and 2 laundry rooms which have always been free. Plus, it's pet friendly (although you do have to declaw cats). I would recommend having a car if you live here because while you're close to everything, things are a bit of a walk. Parking is 30 dollars a month in the private parking lot, which is very safe. And it's 50 dollars a month to have covered parking (especially suitable for smaller/compact cars). Rent payments and maintenance requests are all through an online portal which makes doing both very simple and easy. The leasing office is also in the building and open during working hours and a little on Saturday, so it's easy to get any major problems or questions addressed. I can hear if people are in the hallway, but I rarely hear my upstairs or next door neighbors. The people at Capital Properties are also super responsive. There are 2 things that I wish were a bit better: maintenance takes about a week or so to address problems, although there is an emergency maintenance line! And the mail can sometimes be scattered throughout the building but people are cordial and never take other's mail, so it all turns up eventually!

Lewis Manor

Efficiency studio is good value for the space. Walking distance to cedar-fairmont, coventry and Little Italy. Lots of natural sunlight and storage. Pretty quiet. Amenities and management could be better.

Lewis Manor

My apartment has plenty of space, is well maintained and management is very good about filling work orders quickly at no additional cost (they'll even change your lightbulbs). One of the main reasons it's so good is that the manager Barbara keeps things running smoothly. As long as she's still there, you're in good hands. It can get a little difficult keeping the apartments the right temperature in the winter. Either too hot when things warm up or too cold when things cool down...

Good for First/Second Year Med Students

I am a first year med student and decided to live here for the next school year. I have a studio and live by myself. My unit faces east so I get sunlight in the morning which I appreciate.

Some of the big pros that made me decide to live here another year: the management (Barbara is the current manager and has been for a while) is very responsive to maintenance requests and generally the property is maintained well. Maintenance will install/remove your window AC unit for no charge. There is just the right amount of space for one person in a studio and there is a lot of storage: I have a walk-in closet, another coat closet, several drawers and shelves in the dining area, and a storage locker in the basement where I keep boxes etc. It takes 15-20 minutes depending on direction to walk to the med school and about 10 minutes to get to class (door-to-door) if I drive (considering parking and walking to/from my car). A lot of my friends/classmates live near or even in this apartment too, which makes socializing convenient. I study at my apartment very often (it's my preferred study space) and there are usually not many, if any, distractions. The radiators keep the apartment very comfortable when the temperature outside is cold. Cats are allowed although there is a monthly fee associated with them I believe.

Some drawbacks: the kitchen does not have much counter space, so if you cook a lot you do feel a little cramped. I do have a fold-up table that I use to "supplement" my counter surface area. Sometimes when the temperature is warm but drops rapidly the radiators don't turn on right away and it feels cold for several hours, but this is not too often. You can hear your upstairs neighbor walking around - it's not terrible but you most likely will notice it. One of my next door neighbors every now and then can distract me with their music or conversation which makes me think that that wall is thin while my other next door neighbor I can barely hear ever. When my refrigerator "ramps up" to cool things down (which I notice because of its associated hum/whirring noise, the lights in my apartment dim for a couple seconds and sometimes the monitor I use with my notebook even blacks out for a couple seconds although everything goes back to normal after. I haven't had any serious issues as a result of this although I use surge protectors to be safe. Laundry machines cost about $2/cycle and dryer costs about $2.50/cycle. It's not super cheap to live here although I think it's a fair value. My additional monthly expenses are $50 for a garage parking spot (there are roughly a dozen total as far as I can tell; open lot spots are $35 I think), $45 for Spectrum internet (other internet provider isn't much cheaper if at all), $8-35 for gas (heating causes it to increase in winter), $14-26 for electricity, $13 for renters' insurance (required for the lease). So even for the most expensive months (the winter months), I pay less than $930/month total. Considering the pros, I think that this is a fair value especially relative to other apartments' cost/offerings in the area. Walking home from campus is a bit of a bear, especially in the summer, since that direction is uphill. I usually get pretty sweaty by the time I'm home and have to cool off in front of my AC unit. No dishwasher.

Other general characteristics: radiators are used to heat the apartment. They make occasional noise which is typical of radiators. Hardwood floors except tile in kitchen and bathroom. Windows are a little hard to open and are slightly drafty although this is typical of an apartment built 100 years ago. No central AC so I use a window AC unit in the warmer months (I hear of others using fans or just opening their windows). My unit has a ceiling fan that I use a lot in the summer. My bathtub/shower is a little narrow although I have gotten used to it and my toilet runs on the short height/small diameter side although I have essentially gotten used to it too

Great apartment, great location

This apartment has been really great for my wife and me. The living conditions are great, and although the building is definitely on the older side, the management does a good job of fixing/replacing things that need to be attended to. Also a great location in relation to Little Italy and University Circle--which are both walkable.

good for CWRU med

The building is close to the school (~15 min walk) in a good area. The apartments tend to be on the larger side compared to most other places and management responds quickly. However, the building is old and the walls are very thin. There are frequent noise issues and emergency repairs are made often with little to no warning. Steam radiators for heat aren't really able to be adjusted, but the building is kept on the warm side with fairly cheap gas bills.
