Good Experience for 2 Years in B School

Overall, I've enjoyed living at 2040 for my two years in b-school. It is very close to the trolley stop, trader joe's, liquor store, etc and the 2 bedroom corner units are very spacious with floor to ceiling windows. A few issues we have had with the building are:
- AC/Heating unit sometimes will be broken for a few days in a row (terrible in the middle of summer or winter) and mgmt is slow to fix it
- You need a keyfob to get in and there isn't a streamlined way of letting guests up (the intercom system does not work to my knowledge)
- The appliances (washer/dryer, dishwasher, stove) seem cheap compared to what you would invest in yourself for a home

Best value near Rittenhouse

Apartment is really big for a 1BR 1BA right on Market street and across the street from Trader Joes. Other apartments this size in this area go for up to 3k more per month, so this is great value. Has a balcony but not a super fancy common area, but that was never an important factor in our search. Gym is small but has pretty good equipment, most notably a Peloton machine. Also super dog friendly!

Best value for money, modern apartment near Rittenhouse Square

- Unbeatable value for money near Rittenhouse Square
- Very convenient location (across the road from Trader Joe's, the trolley, Fine Wine & Spirits in the building, 2 blocks from Target, plenty of good restaurants /bars within 5-10 minutes walk)
- Lots of natural sunlight (floor to ceiling windows), spacious floorplans, kitchens and bathrooms well maintained, modern feel
- Amenities are sufficient but nothing lavish (large deck on the sixth floor, gym has all the basic equipment I'd ever need)
- Great for pet owners (lots in the building)
- Security could be improved (e.g. card scan in lift)

Despite some initial pains, 2040 is a very good building with excellent management

Overall, after having lived in 2040 for almost two year now, I think the building is really solid. The apartments are beautiful though some of the appliances aren't the best quality i.e. leaky sink, electric stoves and weaker than normal oven and strangely and there are no lights in the bedrooms. All of which is alright if you're aware of them going in. I really enjoy the spacious main area and the floor to ceiling windows. With that said, temperature control has been quite bad - we've had temperature issues both in the winter and summer, though the really bad issues were during the winter - we have had Saturdays and Sundays with almost no heat in 30 degree weather. With that said, management has made strides improving the temperature situation, which has improved markedly since I first moved in. I think this building has one of the best management teams I've ever worked with. Michael Blenk is incredibly responsive, sympathetic and follows through. He's an all-star.

Perfect location, slightly small apt (for the price)

Really love the apartment's location- it's right near TJs, the trolley on Market, the wine emporium, and only a 30 min walk from campus.

Our only issue is that our apartment is slightly smaller than others in the building, but the management is open to us moving to a bigger one once our lease is up.

Also- the fire alarm goes off very easily, which is a pain when you live on the top floor and have to walk down the stairs and out of the building in the cold!

Love 2040 Market St!

We have had a great experience at 2040 Market. We love our apartment--it is very spacious and gets great light. The outdoor area on the 6th floor is also great, and the gym is everything we need (treadmills, free weights, kettlebells, and even Peloton bikes). The people that work at the front-desk are very friendly and management and maintenance are responsive to any issues. I only give 9/10 for a few minor reasons: 1) we've had some issues with fuses blowing out when we are doing normal things (e.g. have the oven, the washing machine, and some lights on at the same time), 2) I do wish there was a common area like some other buildings have (2116 Chestnut or 1919 Market), but that's not a reason not to live here. Otherwise, fantastic place to live and highly recommend.

Great Value

Great value for amount of space compared with other apartment buildings in Center City/Rittenhouse. Good contingency of Wharton students but not as overwhelming as at other popular buildings. Management is generally responsive to complaints. Updated appliances is a plus. Location is ideal being right next to Trader Joe's and the subway. Temperature control is a minor issue.

2040 Market Apartments

Building location is fantastic and ideal if you don't have a car. Steps away from the trolley line, so you can get to HUP in 10-12 minutes by train and ~25 minutes walking. Across the street from Trader Joe's, 5 minute walk to Target. It is on a very commercial street: negative is that you aren't right in the middle of a cool neighborhood; positive is that you can walk to one in minutes and it is relatively quiet around the building at night.

The apartment itself is great - high ceilings, open floor plan, modern kitchen, floor-to-ceiling windows. Some minor problems when we first moved in with appliances, but they were promptly fixed by maintenance staff. The building management is responsive and accommodating (some older reviews online say the opposite, but the manager has changed since then). There is a door-person with a package room, a common outdoor roof deck with seating (no pool or grills or anything), and a small gym with cardio and weights. Pet friendly.

Probably on the more expensive side if living by yourself, but very affordable if living with a significant other.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
