Terrible leasing management and staff. Maintenance rarely come on time and they charge you for things not needed (such as a trash butler). The pool is beautiful and the location is pretty nice given it's the cheapest available in Brickell.

Pretty nice, just expensive
Property is pretty nice. Our apartment itself is in pretty great condition and I am aware they are also in the process of updating appliances. Even without these updates (which my apartment has none), everything is still nice and works well. If any issues exist, staff is pretty good about fixing it quickly. Security is not ideal, but all apartments have a fob lock so you cannot just pick the lock. Had a bike stolen though in the garage so be careful where you leave things. Amenities are pretty nice and well kept overall. Package pickup could be better. Overall pretty great, but the price tag is a little high. Location is phenomenal though.

All that said, this is still a developing neighborhood and hasn't yet reached maturity. Many units remain unoccupied, owned by foreign investors or foreigners looking for a pied-à-terre in the US (as in, they don't even rent them out!). Many restaurants are empty most of the time and turn over all the time, and while there are some great high end places, a lot of the more mid range offerings are highly commercialized designed in a boardroom type places with mediocre food and not the owner run small neighborhood joints that would give this neighborhood charm and character. It is definitely a highly walkable neighborhood, but not as walkable as it could be because of the condo "country club in the sky" kind of development with big pool complexes and huge parking garages. There are positives and negatives to that, but on street level it means less real estate for bars, stores, and restaurants. For all these reasons, people seeking a true urban environment will probably prefer Miami Beach or Coconut grove, even though the high-rises are far taller in Brickell. All that said, i think this neighborhood will continue to mature, with more full time residents moving in as people around the country discover what it has to offer.
