I love the Flats
The Flats is an amazing apartment for me as a law student.
Location: it is located perfectly near bars, restaurants, Dupont Circle farmer's market, coffee shops, Georgetown, and the Metro. Less than 10 minutes gets me basically anywhere I need to be. It's definitely a city, so caution always, but I feel safe at our location.
Utilities: included in rent (besides wifi) which is great.
Safety: 99% of the time concierge is at the front desk. You need a key fob to get in the building > onto a floor from the elevator. Packages are delivered to the front and checked in by concierge. You have to ask them for your package - so mail isn't just dumped in a room.
Gym/study lounges/courtyard: gym is great, study lounges are really great as a student with friends in the building - we can study together / many use them as WFH locations. Courtyard is really awesome, especially in the summer when the pool is open. I appreciate how the gate is fob-locked.
Issues: hardly any issues, but it's dog friendly and some of my neighbors have dogs that bark at inconvenient times. It's a bit expensive, especially considering it is comparable to the "new build, luxury" apartments popping up everywhere. But the location cannot be beat

Great Location, Staff, and Amenities
The best perk of living at The Flats is its location - it's so close to the law school, grocery stores, brunch spots, nightlife, and the metro/bus stops. The staff here are friendly and responsive. The public spaces are always clean, including the gym, study space, the laundry room, and the courtyard. I feel safe with the multi-fob entry system. I have a good deal on rent since I split a studio with a roommate.

Nice apartment, just a little pricey
I've enjoyed this apartment quite a bit. It's clean, the management company is nice, the gym is much larger than gyms typically are downtown. Living downtown will always be more expensive than living a bit further away from campus, but if you aim to be in this area it's a pretty good deal for a decent amount of space and a well-kept apartment complex. There are really no issues I have with this apartment complex and I'd recommend it.

Great for students
I live at the Flats with a roommate and I really like it! It's really conveniently located near GW's campus and is close to the red and blue lines of the metro. The amenities are awesome (gym, courtyard, pool, study rooms). Tiny kitchen and popcorn ceilings and walls but can't really complain beyond that.

Very happy with the Flats!
I'm very happy in my studio at the Flats. Concierge is wonderful, and management/maintenance has been very responsive to any concerns. I appreciate having the gym and the common spaces, as a student I will study there with classmates. Happy with my studio space as well - as far as DC goes it's a good set up in an amazing part of town, only a few blocks from GWU (where I'm a student) and very close to restaurants/bars/Dupont Metro.

Nice place, great location, and popular for pet owners
The building overall and the individual apartments are very nice and on the newer side. The building is very secure and there is almost always someone at the front desk. Employees are very helpful and nice. Also a great community with friendly, mostly young residents. Pets are allowed and there are plenty of areas nearby to take them out. Safe area to take walks with dogs.

Very happy!
Popcorn ceilings and walls aside, we love The Flats! It feels very safe — 24 hour concierge, need keys to use the elevator, safe part of Dupont/West end, etc. The courtyard is great when it's warm out, and it's nice having all the amenities. Also it's great living with so many other law students; we met our entire friend group living at The Flats! Negatives: small kitchen, not much storage, fixtures are not the nicest, AC/heat is a big unit in each room instead of central.

Excellent building amenities but old apartment unit
Rent covers access to in-building gym. Nice outdoor courtyard (with a small pool).
Apartment can be old: rusted bathroom amenities,. Bedroom window might face office building => no privacy.
