Great building
It's a very short walk to everything in Rittenhouse. It's a really great value -- $2450 for an 1,150 square foot two bedroom.

Better than Riverloft
Nice receptionists, nice apartments with very big windows and high ceiling. Good condition. Good gym, enough for various types of workouts: weights, running/cardio machines, boxing. Good study room, fancy. Convenient free guest parking. Nice management.

Locust on the Park is a great place to live
This is a great building - gym, 24hr doorman, in nice condition and has relatively affordable parking (although I park on the street for free). It is about 5-10 minutes to Rittenhouse and 20 minutes to school, so it is positioned in a very walkable manner. Highly recommended

Nice loft-style apartments in a quiet area, but river-side apartments can be noisy!
Pros: Very good amenities, friendly and helpful staff. Meeting room with TV screen in the building if needed (although less relevant now that 2401 is open), guest flat in the building also available. All apartments are loft-style with huge ceilings
Great building, good amenties, and excellent value
Great building with professional and friendly doormen. Proximity to the river path is nice for jogging. While slightly off the Rittenhouse Square area, this is plenty close and the walk to school is slightly shorter. There's a small gym in the building but Sweat is also just a block away, as is the 2401 Walnut Student Center. Good bang for your buck and the apartments are spacious. Not cheap though, but worth the rent.
Beautiful loft apartments for great price
Great value for 2-bedroom apartments, very nice and responsive management, close to both Rittenhouse sq. (5 min walk) and campus (20 min walk). I would live here again.
Locust on the Park = Worst housing experience of my life
The building is terribly maintained and everything that could possibly go wrong in an apartment has gone wrong in ours: - Windows leaked when it rained; took mgmt months to properly fix - The walls "sweat" when it rains, making the paint crack and peal - Ceiling leaked when it rained, took 3 tries to fix - Heat broke during winter, twice (once building wide, once just our unit) - AC broke during summer (our unit only) - Washer in unit broke - Diswasher broke - Elevator was double-booked during move in - We were promised a storage locker by the leasing agent even though none exists for our unit Management is terrible: building is on 3rd manager in two years. Management is extremely stingy, will nickel-and-dime you (hundreds of dollars of late fees if you accidently pay your rent late) Management doesn't allow sublets Management will raise rent as much as possible, so sign a 2 year lease or include a cap on the raise in rent On the positive side, we rented at Locust on the Park because the building seemed to be a great value (space and amenities for the money) and is the closest building in center city to campus. In addition it's across the street from the running trail and a park and has very convenient parking and a small gym.
Locust on the Park is an awesome Building
Nice 247 doorman. Big gym and meeting room to use. Good neighbors. I live in a loft-style studio which has a very high ceiling, lots of sunlight, and very airry. It's in a very nice and quiet neighborhood. Next to the jogging trial by the river. 15 minutes walk to school. 5 minutes walk to Rittenhouse Square. It's in the middle of everything.

Be wary of thin walls and 2nd year rent hikes
1. Very thin walls, I can hear my neighbors alarm clock. 2. When I moved in they claimed free heat and an option to leave 2 months early, I was dumb enough not to get it in writing. I felt like they will tell you anything to get you to move in. Don't trust the management and get everything they say in writing. 3. Raised the rent above market rates in the second year.

Reasonably priced, well-managed building
Locust on the Park is situated right by the Schuylkill River Trail which is great for those that love outdoor jogging and biking. It is also only a 20 minute walk from campus about half the distance from campus as compared to buildings such as 1500 locust. It has a well equipped gym. It is also only a 3 minute walk from 2400 Walnut the new MBA study space in Center City where cluster events such as dinners are also held. It is cheaper than 1500 locust but pricier than other brownstone facilities available in Center City. The building is relatively new and maintenance is responsive when needed. There is also a 24 hour doorman which is great if you happen to order or need to receive packages at your appartment when you are not there.

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
