Fitler Square Apartment Building

Locust on the Park is a great building. Small, well run, nice amenities. Pricey, but worth it, especially for the location, access to a gym, a full time doorman, and on-site parking (though that costs extra).

Overall great place to live.

Positives: 15 minute walk to the law school; Right on the river trail; great doormen; safe; quiet. Negatives: walls are a bit thin; no dogs allowed; old appliances; small for the rent

Locust on the Park has been great!

I've been very pleased with Locust on the Park. Although its more than I expected to pay in Philly, it's one of the nicer buildings in University City, has a solid gym, has some great restaurants nearby and is a short walk to the Law School

Locust on the Park - 1 bedroom

24 hour doorman building - great if you have a car and want a relatively affordable parking option. Staff is wonderful - very friendly and helpful doormen and maintenance. Have never had any problems. Close and easy commute to Penn's campus (walking) or in the case of inclement weather, by bus or taxi.

Walk to class in <20 minutes, right on river running trails, and 14 foot ceilings tons of light. GREAT building.

Best things about Locust on the Park: 1. Locust on the Park is a <20 minute walk to Huntsman 2. <10 minute walk from Rittenhouse Square 3. Great management company and amazing doormen 4. 14 foot ceilings and giant windows 5. Right on the river, which is great for running

Industrial lofts by the river

Conveniently located between campus and center city (25 and Locust), at the very start of the river trail (great for runners). Quiet residential neighborhood but few blocks away from CC. Spacious industrial apartments with very high ceilings and large windows, good views with the possibility to face the river. Full gym downstairs and good lounge/meeting room. Great concierge service (online package notification, service requests, amenity booking, etc.). On-site management.

Close to river and jogging track. 20-25 min walk from school. Close to 2401 Walnut. Gym in the building. Laundry in house. Secure. Spacious.

Positives: 1. It is just a block from 2401 Walnut - where we've started having team meetings, coaching sessions, etc. 2. I walk to and back from school almost every day too - 20-25mins :) 3. Gym in the building + the river trail is great for running in case you like that. 4. We had washer/dryer in the apt. Negatives: 1. No grocery store nearby - I do a weekend trip to Trader Joes. 2. The staff have been great to us and very helpful too, though I know someone who had issues with her roof and the time they took to fix it. 3. You will feel lazy to go out for some dinnerdrinks because it is a few extra blocks but on the whole I really like the place. I'm moving out only because I'm going out of town for a dual degree next semester - would have totally stayed on otherwise.

Lots of sunlight, high ceilings, and excellent management

Building is large but not too large, nine doorman, nice gym (and big enough I can always get on a machine). Rooms are large, lots of light, high ceilings, new appliances. Building management is super quick to respond to issues.

Nice building located in a quiet area just in front of the Schuykill River.

PROS: Huge apartment, high ceiling, river view. Quiet area just in front of the Schuykill River Schuykill River Park, 20-minute walk to/from Wharton - Very nice concierges (24/7) - Small gym included - Access to a study area if needed with free wifi if needed - Parking available (but not included in rent) CONS: - Leaky windows: Fine when light rain but I have water inside my flat when heavily raining - Not very well isolated: Very cold in the winter, super hot in the summer => high electricity bills as air conditioning is working more that it should - Power failure: Not specific to the building but I have experienced several PECO power failure for several hours - Noise: If you want the river view but hate noise, this building is not for you. Indeed, the building is just in front of train tracks and trains are crossing days and nights. Sometimes, two trains merge into one at 3am and it can be noisy! - Rent increase: Before I moved in, I was told that rent increase was limited in % every year. I was shocked when my rent jumped by almost 6% between year 1 and year 2. I would have had time, I think I would have left the building because of that despite the fact that I like my flat/building. - Area: Can be a pro or a con. For a family, I think it is a great area (parks, river). But if you want to be located near most MBA students, it is not the right area, as it is a 15-minute walk to Rittenhouse Square

Convenient to campus and reasonably priced

Very convenient to campus and not far from Rittenhouse and all surroundings restaurants/bars. Extremely helpful and friendly staff. The ceiling nights are high with big windows, so it makes the apartments feel bigger. Rent seems reasonable for an apartment in such a convenient location.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
