Problems at Locust on the Park
At first while under Dranoff Management, Locust on the Park was a wonderful place to live. It was affordable (started at monthly rent of 1300 with parking, gym, 24-hour security, and a bunch of other amenities included). When the management changed however, the rent increased drastically and continues to every year despite the fact that they have gotten rid of several amenities including the door man. Several bikes have been stolen from the despite “24hr surveillance cameras” and we no longer have guest parking. The gym has been closed due to COVID (not management’s fault obviously) but instead of decreasing our rent due to lost amenities, they started charging us additional monthly fees during the pandemic including building electricity and trash fees which we never had before. The location is unbeatable but otherwise I would not recommend living at this building due to the management.

Costly but nice
Expensive but a nice building. Lots of hidden fees to expect (utility charges for your unit as well as community spaces). Good neighborhood and location. Very safe/secure building.

Penn medical student
LOTP is a great place to live. Very convenient for walking to school, right next to the Schuykill trail + dog park. Only downside is the train runs along the river. If your apartment faces the river, they can be very loud (screeching at all hours).
The building is also undergoing window replacement. The old windows (which I have) are not well insulated and the apartment can get cold in the winter.

Locust on the Park
The apartment itself is very nice - huge windows, so much light. And the square footage is incredible. The management company is so-so. My hot water in the shower continues to be somewhat lukewarm. We've had bikes stolen from the bike storage room (I keep mine in my apartment as a result). I think they also nickel and dime you with respect to utilities - we even pay for common area fees in each bill, which seems... unnecessary and also higher than it should be.

Excellent Apartment
Great location, nice building and apartments. Has everything I need. Only issue is that walls are extremely thin.

Great property but pricey
New remodeled apartment with views of center city. Responsive management. Gym on site.
Lots of small fees (paying for parking, community electricity, etc.) that can add up over time.

Best location if you want clean, accessible, party-free apartment
Located right by the Schuylkill River and only 20 minutes-walk from Wharton, this is ideal for someone who wants easy access to all the activities (5-8 minute walk from all other students' apartments), yet wants to be in a more quiet neighborhood with direct access to an awesome park, basketball courts and dog park(s).
Apartment is super spacious (loft style) too, with great gym downstairs. Management is not always responsive so you have to remind them 1-2 times before they get back to you.

Great apartment IF there aren't too many maintenance projects
New owners are doing a lot of upgrades but be aware of whether any major work will be done when you move in. They are part way through a disaster of a façade project that took so long and angered tenants so much from noise and dust that they temporarily stopped. It will likely start up again and won't be pleasant when it does

Mixed experience with new management
The facilities themselves are fine (though the walls between apartments can be thin depending on the apartment's layout and the walls between the rooms within an apartment are very very thin), but I am not sure how I feel about the new management company for several reasons:
-As soon as they bought the building, they tried to layoff doormen who had been working here for decades and replacing them with strangers (disregarding residents' comfort levels).
-They have also been making a number of unsolicited changes to the building, which mean that we have been required to allow maintenance folks in our apartment ~1x/month over the past 6 months and noisy construction can be common.
-I can't confirm this myself, but some of my neighbors have indicated that their rents went up significantly when their leases came up for renewal.
-The building is going to start charging for us to receive packages (and will charge extra for late pickups) via this service: https://www.luxerone.com/
-They're also cutting the weekday morning-early afternoon doorman service (leasing office personnel will man the front desk instead)
On their own, none of these changes are drastic, however, it's emblematic of a fairly cost/profit-focused management style. I understand that this is a business, but this is getting to a point where it's becoming noticeably less pleasant to live here.

Warehouse vibe units, full of character!
I love the warehouse feel, with huge windows, high ceilings and lots of sunlight. The building is very well kept and has a lot of young people (mostly young families and dogs). Close to the park, water, university and Rittenhouse. The price is a bit high but worth it for the character of the units and the friendliness of the staff. Great for pets if you have (or love) dogs. The management and maintenance teams are responsive - our unit was not fully finished when we arrived and they turned it around quickly. Not a lot of Wharton students but it is so close to the Rittenhouse action that it is actually better. The only downside is that the closest grocery store (Trader Joes) and stores are 10 mins walking... small downside for the character of the place. Love it!

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
