‘Okay’ experience
The apartment is nice looking but not in good condition - Fridge, microwave and door knobs broke within the first month. It takes quite a while for the replacements to come in. It was not a smooth move in process - they gave us the wrong information prior to move in and tried to change the price of rent after the lease was signed.

Great place to live
This apartment is right across from the police station. I feel very safe here. This apartment has a gorgeous pool and gym. The staff is super friendly and helpful always. They are always looking for ways to improve!

811 East Downtown
When I first moved it, the complex was managed by Evolve. I loved the staff and living here was easy. Southwood reality bought the complex in January, and we have had many issues since. They lost our lease during the transition, the new company's renters insurance policy was different from Evolve, and parking has been a nightmare. The communication has been very poor but has gotten slightly better recently. We are a gated community however the gates have rarely worked since moving in in 2020. Overall, the apartments themselves are very clean and up-to-date; however, the headache with management has been the downside.

Not perfect but worth it for the location.
I've lived at 811 East for two years and I love it's proximity to downtown and to campus. There is a trolley stop (free public bus) out front and it's walkable to downtown if you don't mind a mile walk. It is relatively quiet and a good mix of young professionals and students live there. I really enjoy the pool in the summer time and the apartment itself is nice and modern with a lot of storage. I live on the top floor on the side overlooking James White and I enjoy the bright sunlight and the view of the river.
However, there are some cons - my first year of living here it was completely quiet but I had a loud neighbor move in downstairs that blasts music all the time. Your enjoyment will depend on who your neighbors are but management does try to speak with them when you file a noise complaint. However, I do not think management actually fines anyone for being loud, like it's stated they will in the lease. The parking lot also gets very full at night so you might have to park on the other side of the complex from your building. I have had a ton of scratches on my car since living here, the spaces are relatively small and residents are not careful with your car. The gates are constantly broken and it's a real pain, they would be better off getting rid of them because I doubt they deter crime.
The management changed in December of last year and I noticed some big changes to the property. Some pros are that maintenance is now more responsive to requests and valet trash runs on time. However, the leasing office staff is not as friendly, the hallways are much dirtier, and they do not seem to be enforcing people cleaning up after their pets anymore. My rent is also going to go up significantly in a few months - the current market rate is $500 more than my rent.
Overall, I would still choose to live here because of its location, the updated apartment, and the amenities.

811 East - Amazing place to live
I have lived three different places in Knoxville (Redpoint, Society, 811) and 811 is the best. The management is incredible. The location is awesome. And you can walk downtown if you want to. The drive is only 5-10 minutes to the law school.

Good place for young professionals
Pros: The management at 811 was really good and the amenity spaces are open 24/7 which was really convenient. There are quiet hours so it is usually quiet there except on some game days. A lot of people who live at 811 are older or in grad school, some have families, and some undergrads. The gates keep crime out and its across from the Knox police headquarters. 10 minute drive to the law school. Close to downtown.
Cons: Not walking distant to things (wouldn't suggest walking), Open parking so sometimes hard to find a close spot, only one pet area for dogs to play/use bathroom.

Great value for nice apartment close to downtown and campus!
I love living at 811 East. I have lived in other cities and paid much more for similar apartments, and feel it is great value compared to other "luxury" apartments in the downtown Knoxville area. I love the finishes in the kitchen and bathrooms, it is nice to live in a newer apartment. There is a trolley stop out front, so there is fast and free access to downtown. I have always felt safe, even when getting home late at night.
Any maintenance issues have been solved quickly and the hallways, elevators, and amenities are well maintained. Although a lot of students and young professionals live there, I have not had any issues with noise. I never hear my neighbors in the bedrooms, and could only faintly hear music from a party once in the apartment below me in the 4 months I've lived here. I cannot recommend 811 East enough, especially for grad students that want to be close to campus, but don't want to live in a noisy "student" apartment.

Great place to live during law school
Great housing for a graduate student or young professional. Lots of amenities, 5 minute drive to campus, walkable distance from downtown, and generally very quiet.
