811 East Downtown Apartments

The complex is nice and the people are friendly. More of a young professional/grad student community which is relatively quiet. I have two dogs, and they have a little "park" where they can go to the bathroom, with the added benefit of Morningside Park next door. It's about a 20min walk to downtown if you want to go out. Walking to campus is 45min or so, I wouldn't recommend. I also did not purchase a parking pass on campus (drive is 10min to Law School). However, in front of the civic center (5 min walk) is the Park and Ride bus service. This has saved me, as it picks you up and takes you straight to Neyland Stadium, a block downhill from the Law School. Also, they do not check if you paid for the service.

As for amenities, the pool, upper deck, and fitness center are all great. The pet salon has been a lifesaver for the dogs. I live in the building with the amenities and it's all very nice.

Two Downsides - (1) as I write this, the elevator has been down for a month. Hopefully not a permanent thing, but it's been difficult and I live on the 3rd floor. (2) There is little to nothing that is a 5 min walk besides the civic center. The park nearby is great, but not a place like South Knoxville where you can grab a bite to eat around the corner. There is construction around, so maybe there'll be options soon.

Given what Knoxville rent is like in comparable complexes, 811 has great value. All the essential amenities, a nice pool, and decent location. Most of the time the surrounding area feels safe, but it just depends on the time of day.

I really liked the location of 811 East Downtown. It is about 1 mile from the school and very close to other event places. A lot of times, friends would come park here and we would leave from 811 because of its close proximity to so much. The management is great here and will do what they can to help you! The one thing I will warn of is none of the costs are included in the rent. Some utilities are added onto your rent each month and others you have to pay separate (internet and electric). If you want to park in the parking garage, you also have to pay extra for that. They do have a pool, gym, and dog spa here, but I will warn that the gym is quite small and can fill up quick. It is a gated community, but it seems that at least one of the gates is broken at all times, so keep that in mind. Over all, 811 is a great place to live with a great location, but can be on the more expensive side if you choose to live alone.

Pretty good

Safe gated area with a community of other undergraduate and graduate students and families. The location is a short drive to campus (15mins) and stores. There is a gym, pool, and game room amenities.

It's a nice place to live and I feel quite secure and safe in my apartment. However, one major complaint I have is that the elevators keep breaking down and don't get fixed for months.

Could Be Better, Slowly Improving

The location of Stockyard Lofts is amazing. I can get to campus in 5-10 minutes depending on traffic. Living in Old City is really fun because there are lots of restaurants and bars nearby and Market Square is walkable. The people living in this building and in the area are usually younger and without kids - but many people have dogs! The building itself is clean, new, and has lots of great amenities. The underground parking garage is very convenient and secure. Rent includes unlimited use of the gym and the outdoor pool/grilling area. Every apartment also features a balcony which is very nice.

Great apartments, but expensive

Great place to live! Very close to UTMC and downtown. Super dog friendly. Has a dog park and a lot of people that live there have dogs. Not a huge apartment, but very cozy and is still plenty of room. Parking can be an issue. There is not much of it, and they tow like crazy. There is a park right behind the apartment complex. It is a good place to walk, but can have some sketchy people walking through it. It is a gated complex, so I have not had any safety concerns. When I was first moving in, management was a little trouble to deal with, but they are willing to work with you and meet your needs!
