Low price rent
Very simple, non-luxurious apartment. Midtown has a lot of luxury apartments- the way you imagine a city apartment to look like. Americana is 100% not that image (at all). It is however, the lowest price rent compared to the rest of my friends and cohort that live in the area. It's only a few minutes walk to school and comes with parking. The space is small, but my roommate and I share a 2Bx1bath for ~845 each. Don't expect too much from the complex (there are many irritating cons selected below...) but it is a sturdy living space.

Convenient location, decent conditions
The apartment complex is very close to campus (about a 12-14 minute walk) and close to bars, restaurants, Centennial Park, and other nice areas. Because of the proximity to bars, noise at night can sometimes be a problem, especially in the summer. The apartment building has laundry in the basement and one parking pass per resident is included. The building is fairly old but the facilities are in okay shape. We had a flea problem when we first moved in (although neither of us have pets). The price is cheap compared to other locations nearby but you could probably get a much nicer place off campus for an equivalent price.
