Amazing location but other trade offs

amazing location - short 20 min walk to Kellogg's Hub, next to whole foods, 7 blocks from Jewel/Trader Joe's, 3 blocks west of the lake and running trails, 8 minute walk to Davis L / Metra station; Great windows that take up the entire wall in bedroom and living room

value - started my lease earlier than school year so got a great deal at $1400/mo for 1B1B. Normal rent is around $1800 for 1B1B. Includes gym, sauna, and rooftop pool = these are hidden gems

BUT, there is no reason to pay that much for these outdated apartments - carpet, no in unit heat/cool control, 1960s kitchen - linoleum tiles and like plastic countertops. You should live at E2 or Optima Horizons for those prices

Parking - available but over $120/mo compared to the city of Evanston deck around the corner for $90/mo

Community - lots of Kellogg students and international undergrads

Big negatives - outdated units, universal AC/heat so building turns it on for the reason and you either sweat in the winter or freeze in the summer, paying utility bills when you can't control the AC/heat - even if you turn it off in your unit the building still has it on so you pay at least $50/mo for access + whatever your personal usage is too.

Big positive - location, potentially cheaper rent, maintenance is helpful and timely

Convenient to Downtown and Kellogg

Park Evanston is incredibly conveniently located -- about as close to the Kellogg Global Hub as you can get (15 minute fast walk) and near shops downtown. The AC/heat are centrally controlled, so sometimes it's a really hot inside in the winter. The facilities are fine; nothing is particularly nice (e.g., I have no drawers wide enough for a silverware tray), but everything is clean and works. I have had a good experience with all maintenance request so far. There's a package room, but you have to ask the front desk to let you in. Bike storage is pricey if you choose to use the storage room. Ample closet space. Under ten minutes walking to the L and Metra. 24/7 front door person, in a secure area.

Great apartment next to whole foods - very convenient for the winter

5 mins from the CTA/ Metra
. 20 seconds from Whole foods
. On chicago avenue and in the middle of downtown evanston
. Gated with a 24x7 doorman
. Has laundry/ washer in the apartment
. Modern style apartment with a massive dishwasher and fridge
. LOTS and LOTS of closet space
. Massive french style windows - so a lot of natural sunlight, a must for the winter!

Great view and location but seems overpriced

I love the location of Park Evanston. I can walk to Trader Joe's and it's right above a Whole Foods. It's also in the middle of downtown Evanston. The windows in Park Evanston are great and I have a beautiful view of the lake and campus. But this is an expensive place to live given that the kitchen is dated and I don't have hardwood floors. The management is hard to work with and the pool is closed most of the time.

Park Evanston

Great place to live; close to campus and downtown, and conveniently located next to Whole Foods. Biggest issue is that the thermostats aren't always responsive so it can get very hot in the unit.

Great apartment, so-so management

Great apartment -- great location, good layout, awesome views. One of the better apartment gyms in Evanston.
Management is fairly unresponsive. Apartment is very hot.

Downtown Evanston has everything you need. E2 is walkable to campus, a Target, and plenty of restaurants, as well as Metra and L stations to get to Chicago. Right across the street is a Subway, a Thai restaurant, and a pizza place, plus there’s a 7-Eleven about a block away, so you’re very close to options if you need food in a pinch.
Perfect for grad school at Northwestern, but otherwise feels a bit suburban without a booming downtown. There are some good food/bar options, but also a handful of abandoned/empty retail locations -- I'm hoping that means new coffee shops/food venues are coming, but it doesn't look like it just yet.
All in all ideal downtown Evanston location. Very convenient for public transportation to Chicago, next door to local favorite Bennison's (love the late night smell of donuts baking), and walking distance to plenty of bars, restaurants, and stores. Once the Target goes up by Sherman Plaza and we have an alternative to Whole Foods close by this will be perfect.
McManus is located right next to Evanston downtown, so everything (restaurants, bars, groceries) is very close by. It's also right next to Northwestern campus (~15-18 minutes to Kellogg Global Hub by foot), which helps quite a lot, esp. in the winter when you'd want to keep your commute as short as possible.
There's plenty to do, but it still takes some effort to get downtown. If you want the quickest ride (metra), then you have to plan ahead and deal with the (infrequent) train schedule. The purple line only runs express during rush hour. Depending on the time of day, your commute can run 20 minutes to an hour and a half.
I would 100% live in Evanston when choosing where to live for my time at Kellogg. There are plenty of amenities of all sorts - everything from two (!) Whole Foods and a Trader Joe's to amazing restaurants (Stained Glass, Boltwood, Found) and quick joints (Freshii, Cozy, Blaze, Cheesie's, etc.) to good bars ranging from dive-y (Bat 17) to more upscale (Bangers & Lace) to great retail, workout options (barre, boxing, and regular gyms), salons, and handy storefronts like hardware, cleaners, etc. Feels like home very quickly!
I live just south of the main downtown area, and it's the perfect intersection of being close to the action but also a bit removed when you want some quiet. I like being a in a more residential pocket, so there is slightly less foot traffic and really nice areas to walk around with a dog, etc.
We're one block from the centre of downtown Evanston. Clearly Evanston isn't going to win any awards for nightlife, culture or dynamism. But, you're not going to get than anywhere near campus. Good news is you're 2 blocks from Davis, which gets you to downtown Chicago in 30 mins.
