Solid Modern building
Great building, gym is modern and completely usable unlike some other buildings. Lobby is swanky so people think it's nicer than it really is, units are somewhat small but sufficient for amount of time spent in it

Luxury building but some cockroach issues
My building is great - 24/7 doorman, quality gym, outdoor patio/pool/jacuzzi, really nice amenitites, and you can't beat the location right on Rittenhouse Square. My only issue is that I had a cockroach problem - I had about half a dozen roaches (dead and alive) in my apartment last year. I had management spray my apartment and seal all the holes/gaps that they could find, and the issue seems to be resolved for now... but it was definitely a frustrating experience especially since you're paying a premium to live in a nicer building!

Beautiful building
Pros - Beautiful building, great staff, great location Cons - Cockroaches, my Allan Domb leasing agent is difficult to work with (consistently does not answer the question, takes a week to respond, or does not respond at all) although other Allan Domb staff have been great

Great location and excellent building, but the thin walls can be annoying
Perfectly located on the east side of Rittenhouse square. Doormen are super helpful and very nice/welcoming. Building has a good number of Wharton students in it, but some of the older residences seem to be unhappy that it has become a semi-dorm for Wharton. Thin walls - can hear almost everything neighbors are doing. My unit is otherwise very quiet, as I face the internal corridor. However, there is almost no natural light that enters my apt as a result. Unit is nicely renovated

Gorgeous building with friendly staffs
The facility at the building is excellent. The wooden floor is also nice. You will get the gigantic bathroom made with marble. The staffs are also very friendly and helpful. The room is a little bit too dark since it faces another building side. I found cockroach twice in my room. However, the management of the building is very helpful in cleaning up, seal the holes and help me kill the cockroach.

Highly Recommend with Caveats
If you can find a private condo owner to rent from, Parc Rittenhouse is one of the best places you could live. It's in the center of Center City, was formerly a Sheraton, and has great facilities (doormen, lounge, conference room, gorgeous lobby, gym, outdoor pool though only open in May-Aug). The tricky part about renting here is that most of the available for rent condos are rented through a broker named Alan Domb, who has a poor reputation but monopolizes Center City.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
