Value for money
If you are looking to live by yourself, this fits the bill very well. I have 1B1B to myself at a decent price and includes all bills (except for parking and pet charges)

Fairview
Helpful management, good value, privacy, and proximity to law school all make living at Fairview ideal. You compromise proximity to the commons for proximity to the law school, but overall it is worth it.

Fairview Apartments
I really like the apartment, it is quiet and comfortable. The water system is quite old, so I have some problems with the pipes but nothing that makes living there uncomfortable

Convenient, good management, no isses
Super close 10-15 minute flat walk to Cornell's campus, really nice and attentive management staff, extremely convenient location, price is much much cheaper than CTT for a 1-bedroom apartment. Older building, but it's completely fine and the unit is spacious. No issues at all. Like it a lot and I'm renewing my lease.

No frills, older building with amazing location
My apartment in the Fairview Manor is clean, quiet, and only a 10 minute walk to Sage. It is well insulated against the cold and I can't hear my neighbors even when they have parties. The building itself is old, and if you are looking for a brand new building with brand new furniture look elsewhere. The kitchens in Fairview are small, but manageable and there is plenty of natural light. The management team is very responsive to requests and any requests I've had usually have a 1 day turn around. The building is mostly non-Johnson students, but Maplewood and Coal Yard are not far away.

Fairview Townhouse - Good for Couples/Families
My husband and I live in one of the 2 bedroom/1 bathroom townhouses with our dog. Units are older so expect older appliances, worn hardwood floors, etc. All windows were replaced recently so those are nice and new. Just be ready to do a deep clean when you move in to clear out some cobwebs and dust. Definitely not as "sexy" as some of the newer complexes but they're a special kind of vintage and functional.
We've been very happy with our experience. Our apartment is cozy and the location is perfect (flat, 15 min walk to Sage.) They are pet friendly which is rare for Ithaca - I think it adds $50 a month to our rent to have our dog. We also pay $50 a month for an uncovered parking spot. Maintenance always comes same day and everyone is friendly and helpful. Our unit is also very quiet which was important to me - we can't hear anything from the neighboring units. I'd definitely choose Fairview again.

Good for pet owners
It was difficult for me to find an apartment in Collegetown that allowed pets, and Fairview ended up being a great option not too far away. The building is older and has some maintenance issue, but management is very responsive once issues are brought to their attention. The complex is very quiet which makes it easy to study at home when I don't feel like going to the library.

Fairview
Pros: VERY quiet, all utilities included in bill, allow animals, downhill walk to law school, large one bedrooms, views, far more storage than I even need, hardwood floors
Cons: can't control heat in the winter and they set it fairly high, leasing office only open M-F from 9-5 and all packages are sent there, which can make it difficult to pick up packages if you're at school all day
