Fairview Apartments
You can't control the heat in the apartment so the apartment was always VERY HOT. In the summer it's fine because there's AC but in the winter the apartment was 80+ degrees and I had to keep my windows open.
I also had issues when I went away for the summer and wanted to sublet my apartment. Although I was told when I signed the lease that subletting was fine, when I wanted to do it they tried to make me pay a $300 subletting fee and also said that my subtenant would have to go through the process of applying for the apartment and paying the application fee, as well as paying a deposit *to the rental company* (which I had already paid). I decided to cancel my lease instead of renewing because of this.

Decent no frills apartment
Good, quiet space to co-habitat with your partner (talking of a 1bedroom aprtment). No frills, old building . Appliances are functional but some such as AC are old and make noise but then you won't need it. Furniture (sofa and bed) are old and uncomfortable and this is something that definitely could have been improved. Management is responsive and any maintenance issue is dealt with swiftly. Lighting could have been better, you might need to put some lights of your own. Internet is free but you need to get a modem from downtown spectrum store (I don't know why this cannot be handled by Dawn homes). I feel the monthly rent is at least 10% higher than it must have been but the positive cannot be discounted which is very convenient location with just 10-15 minutes walk from university on a flat surface.

It is bad
Thin walls, extremely old building, weird construction of the apartment, faulty exhaust system (you can smell what is being cooked in other apartments, smoke coming in to your apartment from other apartments is the added bonus). On the top of it the rent is comparable to Maplewood!!!! Not to forget that you can't control the heating. Useless gym, no security.

It is a good apartment complex. Good response to issues but still take a while to fix the issues.

Avoid if possible
These apartments are old, built sometime in the 1950s. The facilities are bare minimum, rent compared to a much newer and better apartment complex nearby is not cheap. Walls are extremely thin, the heating control is with the management. Overall it is not a good choice, but if CTT is too expensive for you and Maplewood is not available then you can give it a try, but expect the bare minimum and nothing more.

Excellent value for 1BR living
In a convenient location to get to collegetown/campus and near other big student communities (Maplewood + Coal Yard), this is a very large apartment with everything included for a very reasonable price. The building is older so it is not the prettiest looking, but there are no issues as a result of that, everything works without issue. Only negatives may be that there are not many Johnson MBA's in the building, winters do get hot because they control heat, but you can use your AC/window, and lack of amenities.

Great Value
The shortest walk to campus and on level ground. Fairview offers great value for pet owners. Downsides are management controls the heating (you will never be cold!) and they may be increasing the pricing by $100 or so for 2020

The pros and cons of Fairview Life
I love my floor plan but it didn't come with much furniture--I ended up having to buy a dresser, nightstand, microwave and desk chair. It's also an issue that the apartment complex isn't situated near a bus stop for commuting. The gym equipment on the ground and basement levels, however, is a plus. Laundry and mail is convenient, and maintenance is usually responsive. Issues include low water pressure in the toilets (sinks and shower is fine!), and a boiler issue where you can't control the heat (so you have to leave the windows open!). The walls seem thick, however, and there have been no noise issues.

Great for couples/families/pet owners!
We've loved renting in one of the townhouses at Fairview - we would definitely do it again and would recommend to others. The walk to Sage is 15 minutes and is flat (very important.) The units are old and not fancy but sufficient. We especially like that the townhouses have a washer and dryer in the unit. Great for couples/families/pet owners!
