Loving it so far

I love my apartment at the Terano. I like that I'm the first resident to live in the unit, and all the appliances are new. This is the first time I"ve had my own washer/dryer, which is super! The reason I picked the building was 1) laminate flooring which makes it easier to clean than carpet 2) access to metro, which is super easy and 3) walkable to other things. With the new safeway open, it is livable without a car, but still far enough in the burbs that having a car is definately a perk

Good, but not great.

The Terano has beautiful finishes and a great looking building, but it definitely has its issues. The main problem is the cheap construction. I can hear all 3 of my neighbors, but the worst is the neighbors above. Simply walking sounds like stomping and if they happen to drop something, it sounds like a car accident. From next door, I can hear my neighbors TV on one side and can hear the other neighbors talking. For the price, better insulation should have definitely been installed.

However, the management is great and the robot concierge is awesome. It's just a shame that they cheaped out on such a great looking building.

Great location

So far everything's been good. Maintenance is pretty quick with complaints and problems. Very clean and peaceful, near to metro and shopping areas. Metro is just at best, a 5 min walk. Residents are friendly. Just not so happy with the quality of materials used in the apartments considering that its a new building. Flood lights broke in multiple times on our first few months of living here.

Not Bad, Not Great

The building is brand new which is great and with pets, having hard floors in the main living space is a plus. I also like that we have a full size HE washer and dryer. There is also no weight limit for dogs which I think is a plus given many of the other buildings in the area.

We moved into this building after living in the apartment building (The Alaire) across the street for a year. We wanted to move into the new building for the above stated reasons. In the Alaire we had a concierge however at The Terano there is no concierge. This is a huge inconvenience, especially for the money we pay. When things arise (which have) such as loud parties in the nearby club room late into the night, upstairs neighbors making tons of disturbing noise after midnight, people smoking pot and or cigarettes on the grounds such as the parking garage or their apartments (it's a smoke free property) it's our responsibility to have to call the police to file a report. There is nobody to ask when you have any questions or concerns such as you would ask a concierge. The only time you can have any help is during business hours when the leasing office is open and you are forced to wait until someone is free from working with new tenants to help you. If you email the leasing agents with questions or concerns as a prospect they answer right away. Once you are a tenant you will receive no response or help from them via email. After hours there is zero convenience and I feel that it is a huge disadvantage.

Also, the building uses a package concierge service where your deliveries are stored in a locker that you open via a touch screen using your code and only the locker with your items will open. Its great, we had it in our last building as well only The Terano charges $25 per person per year to use it. What's worse is that there is no other option for receiving your packages (back to no concierge).

Lastly, the maintenance is very slow to handle issues. When we moved in, there were items that needed to be addressed in our apartment and it took 3 weeks for them to come (in a mostly vacant new building at that point). The security door that comes from the garage(which is public) into our hall was unlocked and no fob was needed to open it. It took a month and two requests for this safety issue to be taken care of. The property has a dog park on site but the gates have been busted for months. The latches don't shut and all dogs have to do is push and they can get out next to roads and a busy metro parking lot. Who knows how long it will take to fix.

I enjoy our apartment and most days it's great living here, especially for the location. If management could get it together it would be even better and if they would add a concierge service to the building it would make living there 100 times more enjoyable.
