Rent Hike and Wharton Cap in 2Y
This building used to be right at the edge of being expensive but fair value for what you’re getting. Now they’ve jacked up rent close to 15%. One leasing office professional was rude and had enough of an “I-couldn’t-care-less” attitude when coming to discuss that I still actively remember the interaction. It comes off as two faced when they are acting so kind when giving tours to prospective residents but then changing the tune when it comes to renewal.
They have been pushing to get Wharton students out of the building and also to my understanding capped the number of Wharton students allowed to rent this year. In general I wish management cared more about the residents but often feels like we’re just numbers on a spreadsheet for them trying to maximize profits and apartment utilization metrics for LCOR (the managing entity).
Lots of maintenance issues with our unit as well that we keep having to get fixed. On bright side maintenance team are super nice - George, Fernando, Hakeem.
Front desk staff are super friendly and a bright spot - Karen, Renita, Eddie, all amazing and go above and beyond for residents.
Location is great and central. Rooftop area is nice and in general amenities are nice.

Nice units, management could be improved
Management is not very friendly or accommodating but the units are nice and on the newer side, but small. Maintenance is relatively quick to respond. Hard to bring several guests into shared spaces.

Great place to live, definitely on the more expensive side. Maintenance is very responsive.

Clean, kind, all-inclusive
My roommate and I got a corner unit (2Bd 2Ba) and it's been wonderful. Super tall ceilings, great light, large closets, modern appliances. Elevators always working and are quick. The gym is awesome, I exclusively workout here (in fact friends from other buildings like to come workout here). Really great entertaining space both indoors and outdoors, very common social space for Wharton students. Pool is lovely and never over-crowded in the summer. Building is not loud in terms of your actual apartment which is nice. Right on the trolley line that goes to school (everyone is jealous of this). Don't personally have a pet but plenty of people do and it seems great, definitely nearby all the important things in Rittenhouse. Wouldn't change a thing about my choice- management is also very nice and responsive.

Great building, so-so management
Units are spacious and clean. Amenities are great. Certain building staff members are wonderful (like Edward and Ranita).
Our leasing agent was extremely slow to respond and did not provide us with complete instructions for move-in. Some building staff members are rather rude.

Great apartment, very expensive
1919 is a great building with nice amenities. The 15% rent increase this year was steep, and the upstairs gym is large but not set up for people who lift weight (highest dumbbells are 25 lbs, no bench).

Great property and amenities, but expensive!
I love living in 1919. The amenities are great, the location is convenient, and I’m neighbors with several of my classmates. The amount I pay per square foot is on the expensive side, especially when I see my friends’ apartments in other buildings.

Good value, management needs to take more accountability
1919 Market, if you seal a good rental rate, gives a high quality building and apartment. The units are large but do not necessarily make the most use of livable space (e.g. advertising high square footage but a lot of that square footage is in the bathrooms vs. the living rooms, there's a lot of nooks in the walls and they're not clean squares so you can't really use all of the space, etc.). Other luxury properties are even pricier relative to the quality of the unit so 1919 was about the biggest "bang for buck". The convenience to the trolley is really nice as well.
The one meaningful concern I remember is that sometimes the units are very heavily "lived in" by the last resident and the appliances and other finishings may see some damage and use. My unit was not properly cleaned before my move in and a number of the appliances were broken and the fridge smelled like something rotten. Management was unfortunately not very helpful - they all of a sudden became unresponsive when we asked to correct these issues, tried to blame a third part cleaning service versus taking accountability and trying to find ways to make things better.

Very nice though over-priced
The apartment is very nice and spacious with in-unit washer dryer, new appliances, walk-in closets, floor to ceiling windows and someone is always at the front desk so you don't have packages stolen. It also has a full gym, pool, and very cool upstairs lounge area. However, last year they tried to increase the rent by $1000! We haggled it down a bit, but then they added on an "amenities" fee for the gym/pool that hadn't been there before. Wouldn't say I love the management company for that reason, and we do feel we are over-paying for an apartment in Philadelphia (we stayed because it was cheaper than moving). You also can't have more than 2 friends over to the roof/pool area at a time or rent it out which is a bummer. But if you are willing to stretch your budget to live very comfortably, it is a really nice living situation. Also the bus to get to Karabots stops right outside so it is essentially door-to-door service. Oh, and there is bike storage!
