Expensive but gets the job done

What the title says! It's expensive but in a great location. Convenient to multiple Metro stops, bus stops, and fun things to do.

The worst place I have ever lived

I have lived in places with infestations and this still takes the cake. The management REFUSES to take responsibility for inadequate AC and keep telling us it will take a total of three months (aka the whole summer) before they are able to try anything. I encourage you to read all the most recent Google reviews, and disregard the positive reviews by people who have only toured or *just* signed on. Who even leaves reviews for an apt they only toured? I wouldn't be surprised if those reviews were incentivized by Equity.

There are so. many. issues here. The most insulting being the way management has zero regard for the health and safety of its most loyal tenants. Any review you read where Equity has responded "that has been resolved" is a lie, because every single issue is recurring. An elevator is out at least 2 weeks a month despite continual "repairs", the AC doesn't cool sufficiently for the regional weather, management is deceptive and greedy and infantilizes their tenants. It may be cheaper than other places but HEAR ME when I say you are better off finding a spot in a row home or just living in another building. They are investing in new luxury units instead of keep the rest of the massive building in basic repair. Constant package lost and theft. Unreliable concierge service (someone to let you/guests/delivery people in the doors) though the concierges are generally decent people.

My neighbors are lovely, with the odd exception. The cleaning and maintenance staff are wonderful (but I have to interact with them way more than I should- something is always busted here). The roof is nice, the local dogs rule. But this place sucks. Constant fire alarms. Old plumbing (no garbage disposal or vent fans in units!). Hard to plan financially to move out based on the stories of people getting hit with surprise fees. Despite being a relatively safe area, unsavory nonresidents get in fairly regularly, and there is at least one sex offender living here who has tried to prey on SEVERAL of the women in the apartment complex over the last several years.

Great location! 20 minute walk to school. <10 minute walk to lots of restaurants on 14th street. Whole foods <10 minutes away. Safeway 10 minutes away. Only con is not being able to control your thermostat.

Oldie but Goldie

Very old building, old apartments, but pretty spacious and moderately well updated appliances. Great location, easy to get to just about anywhere (except Children's). Plan to stay here all 4 years.

Overall Great!
Problems:
- Fire alarm goes off monthly to every other month and has done this for the last 6 years that I lived here
- Elevator on 16th street side frequently out of service
- While I don't mind, there are complaints about the heating/air system. It is a centralized system that goes on when the weather changes consistently. What frequently happens is that DC spring/summertime is indoor winter and DC late fall/winter is indoor summer. The higher your floor, the warmer it is.

Oldie but Goldie

Love living here! The apartment building is definitely old but the units are updated enough and very spacious. Can't beat the price for the location.

Great neighborhood. Very walkable, even at night I always feel safe. Usually lots of people out and about. Young community, lots of bars and some awesome restaurants. Farmers markets and outside concerts in the warm months. Easy access to foggy bottom metro (15min walk) and dupont metro (5 min walk). Lots of green space (rock creek park). Georgetown 20 min walk with great shopping. 20 min walk to AdMo with great restaurants/bars
I love the neighborhood! Perfectly situated between Dupont Circle and Foggy Bottom. Walking distance to campus, while still being separate enough to feel independent. Tons of restaurants, bars, and stores around. The neighborhood feels very safe but is quiet and residential, too.
Dupont Circle is a great area. I like that my block feels very residential, but I'm close to convenience stores, the Metro, and only a 15-20 minute walk to the law school. Sometimes I walk over to Georgetown, which is nice.
I have never felt unsafe walking home at night from campus. The area is mostly embassies and very fancy apartments and townhouses.

West End is amazing! Such great restaurants and stores around!
Amazing food and restaurants all within walking distance
Hamilton House is located in the crossings of West End, Foggy Bottom, and DuPont. It is a very clean, classy area. Super incredible how you can walk down the street to old-town DC, walk down another street and its all clubs and bars of DuPont, walk the other direction and its GW, walk another direction and its DuPont circle and all the incredible food. This is an ideal location, especially being situated right in between Foggy Bottom / GW Metro stop and the DuPont Metro stop.
