Sub-par

Apartment has cockroaches. One of the elevators is frequently broken and the freight elevator is often used for moving, resulting in only one elevator for the whole building. The maintenance is prompt, but otherwise everything else is terrible. Difficult to communicate with leasing/management.

Leo - Super Pet Friendly

Leo at Waterfront Station is situated in a rapidly growing area next to the Wharf. In my search, it was one of the few apartments in the area that allowed my large dog. The area is rapidly growing and is walking distance from the national mall, Audi stadium, and the Nats stadium. The apartment is conveniently located right next to the metro station.

The Leo

The Leo at Waterfront Station is in a quiet area that gives you a little separation from campus. It is walking distance from the Wharf and just one stop away from Navy Yard. The inside of the property is maintained very well and maintenance requests are super prompt. It is a little bit on the expensive side to live alone but there are also larger units to share with a roommate, washer and dryer in unit, and a gym in the building.

Modern and Clean Apartment

I've lived in two different one bedroom apartments in this building. The building and apartments are very modern and clean. The lobby looks like a nice hotel when you walk in. The apartments are a bit expensive but what you'd expect for DC. The floor plans of the apartments differ between the units, but there seems to be enough variety to get what you need. Our current apartment is a 1BR, 1BA and is around 600-650 sq ft. The kitchen is open and has more counter space than most other apartments this size, so it was one of the biggest reasons we liked the apartment. The floor to ceiling windows are also a nice touch and have great views of the city if you're high enough.

The amenities are also fantastic. There's a fairly large gym, a rooftop pool, outdoor space, grills, business center, and a game room with a pool table. It's also right next to Safeway for groceries and the metro, and about a 15 minute walk to the National Mall, Nationals Park, and the Wharf.

Fantastic property.

We've lived in this apartment building (in 2 different units) for about 2.5 years. It's as expensive as it gets in DC, but you get your money's worth in many different ways. The entire building is modern, clean, and luxurious. The gym is large and never over-crowded. My biggest complaint there is that sometimes the cleaning wipes run out and take a week or so to be replaced. But I use the gym daily and save money I'd otherwise spend on a gym membership. The 2nd floor common area (pool table, indoor & outdoor lounge, grills) is great to be able to use if your apartment is too small for larger gatherings. Our 1 BR 1 BA unit is about 625 sq ft. - so fairly small, but does the trick for the two of us. It's smartly designed and has served us well, although to upgrade to a bigger space, we will probably opt for a less expensive location. The staff here is absolutely fantastic and I have 0 complaints about their professionalism, responsiveness, and kindness. The building location cannot be beaten either- steps away from the metro & Safeway/CVS for groceries. Plus an easy 10-15 minute walk from the brand new Wharf or Navy Yard for baseball games (in opposite directions). My partner also frequently plays basketball at courts that are only a 5-10 min walk away. The only ONLY other complaint I have is that the elevators can be unbearably slow and frustrating sometimes. 5 stars, very happy tenant

Great Location in a Rising Neighborhood

First, the location is awesome. Our building is attached to a grocery store and right next to a Metro station. We're also just a few blocks from the Navy Yard and the new Wharf. Southwest is becoming a destination neighborhood, and the Leo places you right in the middle of it.

As for the building itself, it's not the newest building in the neighborhood, but was just opened about four years ago, which means the building is still pretty new and nice, but is trying to compete on price against newer buildings nearby (which works well for you as a renter!). The apartments are still really nice, with some having pretty good views. Management does a good job keeping up with maintenance, too. The best part of the building, though (besides the location) is the gym, which is pretty well stocked and the biggest apartment gym I've seen. It doesn't have everything, but you'll be just fine with your workout. There's a good club room, outdoor patio, and rooftop pool for lounging, too.

The tenants here are decent, for the most part. It's primarily young professionals, with a lot of dogs (only a $35 monthly fee, so relatively cheap) and just a few kids mixed in. We don't usually have many problems with noise, but the apartments that open onto elevator lobbies can get noisy.

Alright but Could Improve

The building is nice and new but the build quality is not great. The apartments are a good size but not laid out well. There is very little storage space in the kitchen and only one closet. Not the ideal apartment building for someone who cooks often.

Incredible deal for couples

PROS
-Entire apartment renovated in the last 3 years
-Clean. NO BUGS.
-Pet friendly (even has pet cleaning rooms)
-Amenities include gym, bike locking room, bbq grills, outdoor roof swimming pool, rec/party room, outdoor patio w/ grills, business center, conference room.
-24/7 concierge.
-Incredible staff and management. Had a small apartment fire and the management were unbelievably accommodating and helpful.
-Floor to ceiling windows.
-All new appliances
-Wood floors. Carpet bedroom. Tile bathroom.
-In-unit washer and dryer
-Thicc walls
-100 feet from Waterfront Metro
-Next to Safeway
-View from roof is A+

CONS
-Not much storage space.
-Pricey if not a couple
-Floor to ceiling windows means heat escapes easily
-Utilities not covered
-Not many restaurants/bars right nearby (closest is Navy Yard). Although the Wharf just opened but that is $$$.

Liking it so far

We just recently moved into Sky House and chose it for the rent concessions that made it the most affordable option for us. We were unhappy to discover that the pool is only open half the week but everything is clean and the staff is very friendly. We are looking forward to exploring the neighborhood and getting to use the other amenities.
