Great place for the price

The apartment is affordable if you live with a roommate. Rent plus utilities is always under 1k per month. The space is huge, I have a giant closet. The gym is nice and there is a pool. My main complaints are that it is an older building and could have nicer appliances. Additionally, there is a $90 fee for the amenities. I would take advantage of the pool and gym to make it worth it.

Pretty solid

The franklin is pretty good for the low cost. Negatives: I have had one package stolen (ironically, a property textbook) and there have been a few tire thefts in the garage. Positives: maintenance is super responsive, lots of families live here, and the trash service is nice too. Gym is good enough for me, but on the smaller side. Pretty close to the law school and next door to other apartments where students live.

No problems (as of yet)... but some warning signs

I've had a mostly pleasant experience here. Our apartment is spacious and updated, the amenities (gym and pool) are nice enough considering their inclusion in the rent, and parking in a garage is nice as well. Maintenance has been fine-ish, it did take them a while to order a replacement microwave. The location is also a plus, as it takes around 7-10 minutes to get to the law school and it's around other apartments where many other law students live. However, over the winter holidays there seemed to be a couple of tire thefts that happened within the garage: two Toyota Corollas were put on bricks. I haven't heard anything from management re: what they're going to do about that (there are no cameras in the garage as far as I can tell) but it's definitely a concern. So... maybe not the best place to live if you drive a Corolla..?

Overall, a great option

They have a good management team. Nice apartments. Very decent price. Gym is a little small, but works for me. There are a bunch of apartments in the area so lots of people around and there is a school nearby so 7:30 am and around 3 to 4 PM can get busy but other than that, its a very quiet part of town. You can hear the train but it did not disturb me. Good with repairs and maintenance, but sometimes they need a nudge. Can walk to sundance from it. You will definitely hear your neighbors and people above you though.

Great place

The apartment is large and clean. There is plenty of free parking for residents and guests. The gym and pool are nice. There is a free printer. Valet trash is convenient. The only complaints I have are that maintenance can be slow, the hallways are very long, and they don’t pick up trash on Fridays and Saturdays.

Don’t move here

Roaches, water leaks, unresponsive management team. Overpriced for what you are receiving. There was a shooting inside the building that management never updated us on. The key fob system is always done so there are many time you will come home and not be able to park inside the garage or even enter the building. 90 amenity fee and the amenities are run down, outdated, and consistently closed.

Not worth it

My 1L there was different management and everything was perfect. However, when then Franklin took over there has been something different every month. Items have been stolen from my door, the management could not figure out why there were issues with the payment portal, the pool was not in maintenance for nearly the entire summer, the fobs to enter the building are always broken. I highly highly recommend against

The neighborhood is very safe, family-friendly with lots of pets. There are a ton of restaurants and stores to go to very close by, and it’s also very close to Keller with all of those stores and offices as well.
I like living in Fort Worth because it has a lot of the features of a city without all of the problems of a city. It’s also close enough to Dallas (30-60 mins) to spend time there if that’s more your speed
I always feel super safe here. The fire station is across the street, the police station is just a few blocks away, cops patrol the neighborhood, and TCCC security officers are always around. The parking garage is gated but is also available to visitors through a call box, and I’ve never had trouble finding a good parking space.
It is a nice neighborhood. It does not have a community per se. It is the bar district, so it is often loud at night. But the police are always patrolling, keeping the area safe, and there are some good restaurants and museums very close by. It is a super easy drive to the law school. Overall, it is a great place to live.
Near Southside is an up and coming neighborhood with lots of new entertainment and food options! It’s a quiet area and I’ve never felt unsafe with all the people around. Magnolia is mostly restaurants and medical offices so it’s never overly crowded or too much traffic.
Magnolia is great, there heaps of places to eat and shop that aren’t chains or corporations. It also has fun festivals and events throughout the year.
Great neighborhood area. Filled with families, people with pets, and college students. There is a good mix of people and lots of restaurants and things to do nearby. There is also a wonderful shopping center next door.
The neighborhood is incredible. Walking distance to four coffee shops, restaurants, stores, etc. It's great to walk around, and I love being within walking distance to all these places to eat and study.
