Its okay
Too far away, drive 25-30 minutes everyday :(
better as compared to other village areas
1. Find your apartment near the shuttle bus stop.
2. Go for a lease if you feel comfortable with your apartment partners
3. Try to find an apartment as soon as possible.
4. Don't hurry to book an apartment; you can get a better apartment at a cheaper price if you search properly.
The Hill in The Village Review
Close to Campus
Good spot of college students
Outside of the complex does not look the nicest but the inside is nicer. Good management and timely repairs when submitted.
Apartment is good
Located at a very nice location. Good facilities, wish I had better roommates.
My experience at The Village Green
It's one of the best places found close to SMU for an international student as it is also close to bus stops and grocery stores. Plus the greenary surrounding the apartments, the gym, and the lake nearby provides ample opportunities to relax and study. I have always found the Village Green to be quiet and comfortable.
Great area, but pricey
There's a lot to like about Dakota. The area is clean and mostly quiet. The maintenance is fantastic. The Village amenities are great (but are factored into rent prices). They make you pay for valet trash. I would recommend this place if your priorities are location, maintenance, and general safety. Otherwise, you can find the same quality apartments in different parts of Dallas for much cheaper.
village chase
Good, near to school bus stop.
Good Experience
The space was clean and odorless when we moved in. All appliances, lights, fans, AC work well. Maintenance is quick and effective. Great Green spaces to walk at the Village. Close to SMU shuttle.
Nice Place, Poorly Constructed
The area is fantastic, albeit far from campus. The apartment itself is very nice, but it was clearly made with very little attention to detail. Small errors in construction are prevalent throughout the unit, and one of our kitchen drawers doesn’t even open because it hits the oven. Management is nice but generally doesn’t do much. The walls are EXTREMELY thin so you’ll hear your neighbors.
All that in mind, the in-unit garage is great and I am very happy with my choice to live here.
Okay apartment
Lots of roaches in the beginning. Had 5 within the first month of living there. Good location, nice amenities, but outdated apartments. Old interior, cracks in the walls and baseboards. Thin walls. Would rather live in a nicer updated building without pest issues.
Quiet and safe neighborhood
Quiet and safe.
High maintenance quality
The Bend in The Village Review
It looks good but far from road
Never-Ending Noise - 8 months
I lived in the Village Bend for 2 years before moving to the Village Dakota; I'm 8 months in and heavily considering moving.
Should you live here?
Absolutely not. Choose another Village community and save $300 per month and enjoy a quieter community and lower electricity costs.
NEGATIVE:
- Noise, noise, noise! This is not a 1-time thing and ongoing for 8 months and continues. It's consistently noisy here during the morning and afternoon; the Village Dakota is NOT a quiet community. I've been here 8 months and it's consistently this way. Leaf blowers clean the apartment complex daily with no set time-schedule between 8am to 2pm. They will clean even if there are no street debris and while the ground is drenched from rain. It's excessive. Lawn mowers and edgers come once a week do not coordinate with the leaf blowers. Compounded with all the projects, improvements, or fixing, and the loud noise pollution does not end. Grinding concrete, jack-hammering, and large construction vehicles....8 months of this consistently.
- A/C costs are the same as a house. My HVAC is 10 Seer. Considering the Dakota apartments were built at the same time, you can probably expect the same. My summer bill peaked at $220; thermostat is between 70-75. A 10 Seer HVAC system was the standard from 1992-2006; that was 18 years ago. The HVAC was cleaned and didn't make a difference.
NEUTRAL:
- Free uncovered parking spots are limited, but only hard to find late in the evening.
- Valet trash pickup is inconsistent.
POSITIVE:
+ Interior wall insulation built well, haven't heard neighbors.
+ Haven't smelt marijuana which is standard in other Village communities.
+ Maintenance is quick to respond.
+ Pool and workout center are well-maintained.
+ Gates work frequently.
Village Community:
+ Prime Location to access: I-75 and Loop 12, plenty of grocery stores, places to eat, shopping, and entertainment.
+ Multiple Dart bus stops in the local area.
+ Residential staff have outstanding interpersonal communication.
- Walkable, but with CAUTION! There are crosswalks, but cars are impatient and pay no heed to pedestrian crossings.
- Rent raises about 5% per year.
Great Place to Live!
The staff is exceptional and very helpful. Anya showed me the property and assistance with the rental agreement. I was on a quick turnaround to get into my location, and they did everything in 2 days.
