This apartment is great regarding the location. It’s very close to school and for that primary reason I can handle everything else. The parking in the garage is also free which is important because Texas gets hail. The apartment can sometimes be pretty loud so make sure your unit isn’t near the pool area or any exterior doors. There’s also a train super close but it’s not horrible. There are a LOT of dogs that bark which is the worst part. I’ve also had a fair amount of maintenance issues but most stem from being on the first floor so I recommend living on the top floor.

The management isn’t great, but the location to the school is a big plus.

The apartment complex is perfectly located. I am able to get to the school in just under 10min, walk downtown and not have to pay for parking and enjoy a nice stroll near the river.

Great place for the price

The apartment is affordable if you live with a roommate. Rent plus utilities is always under 1k per month. The space is huge, I have a giant closet. The gym is nice and there is a pool. My main complaints are that it is an older building and could have nicer appliances. Additionally, there is a $90 fee for the amenities. I would take advantage of the pool and gym to make it worth it.

The apartment is a competitive price, maintenance team is easy and quick, and amenities are nice. The place was a bit dirty when I got there.

It has been great! I lived here during my 1L year and plan to stay for the rest of law school. The location is amazing!! I can get to the school in 5 to 10 minutes, and it is right on the Trinity Trail. It is within walking distance to coffee shops downtown. Plus, there are many other students in the building, which is nice for community! Besides a few issues with the elevator, the amenities have been great. Whenever I have problems with services in my apartment, the apartment sends someone to fix the problem very promptly--within 24 hours.

I really do not have any complaints about this property. I plan to live here all 3 years with my roommate, and we love it. We have a pretty large space and the rent is super affordable. With utilities and all, the most I have paid for my share is about $1050. We are 5 minutes away from school, which is a huge perk. The property is more on the smaller side, so maintenance is pretty fast and the staff pretty much knows you by name. Its a "smart" apartment, so you pay for a community bundle that comes with an electric lock that you can access through your phone. You can lock you apartment away from your home, and you have access to the thermostat via the app as well. the bundle also comes with valet trash, so they pick up trash ont eh weekends. There is a pool, a nice gym, and a printer downstairs in the common area.

I love living here! A bunch of my class lives here, so we will often study in the study lounge (there is free coffee) and it is super close to the school. The leasing process is a huge hassle, though.

I absolutely love living at The Phoenix. It's very close to school, everything is in excellent shape, and the staff is incredible. I have never had an issue with my apartment that they haven't fixed, and the staff is always very willing to help. The apartment itself is very comfortable and well-planned-out.

First, many students who attend law school live here, which is great. Many students study together in the "lounge area," including me! I haven't had any issues with my apartment, except for a water heater issue. The issue was resolved, but they took a few days--cold water is not nice at night. Essentially, the only major issue with this apartment complex is the management. The building is very clean; however, if you need specific help, they are not the most helpful. It is hard to get ahold of them. Overall, it's a great spot to be close to campus, very nice apartments, and to be with many classmates, but if you have any issues (which are rare), you might have issues with the management.

I've had a mostly pleasant experience here. Our apartment is spacious and updated, the amenities (gym and pool) are nice enough considering their inclusion in the rent, and parking in a garage is nice as well. Maintenance has been fine-ish, it did take them a while to order a replacement microwave. The location is also a plus, as it takes around 7-10 minutes to get to the law school and it's around other apartments where many other law students live. However, over the winter holidays there seemed to be a couple of tire thefts that happened within the garage: two Toyota Corollas were put on bricks. I haven't heard anything from management re: what they're going to do about that (there are no cameras in the garage as far as I can tell) but it's definitely a concern. So... maybe not the best place to live if you drive a Corolla..?

The franklin is pretty good for the low cost. Negatives: I have had one package stolen (ironically, a property textbook) and there have been a few tire thefts in the garage. Positives: maintenance is super responsive, lots of families live here, and the trash service is nice too. Gym is good enough for me, but on the smaller side. Pretty close to the law school and next door to other apartments where students live.

I really enjoy my living situation. However, I would prefer to live somewhere with water and electricity included. Maintenance does a really great job fixing things, but unless your matter is urgent, you will have to wait over a week. The gym is very small and does not have the basic machines (barbells, stair master) that a gym should have. I don't have many complaints, I just think it should be more for the price. Also, some people in the office staff have nasty attitudes.
