Pav Review
Overall, experiences living here have been good. There are some hiccups, such as management being hard to communicate with, and our unit having pest issues, but overall the location is great as are the amenities and maintenance. One frustrating thing is the huge increases in rent and parking fees without much communication from management.

Great location and good option but be cautious
Great location, good size apartments, newer appliances, kitchen cabinets, furniture. Comes furnished if you want at no extra cost. So many people live there so it can be a social place. Amenities you pay good money for (coffee machine, tanning bed) often don’t work or are poor quality. Management isn’t great and makes a lot of mistakes. Raised the rent for 23-24 on my unit to $1,390 a month, which was a big increase considering that many amenities aren’t as advertised.

Convenient but bad management
The location of the Pavilion is really convenient for the law school; it takes me 7 minutes to get from my apartment door to my classroom. It's also nice that both rooms have a bathroom, there is in-unit laundry, and the kitchens are updated. The covered parking garage is also convenient, and the maintenance staff are very responsive and kind. Wi-Fi is included in your rent, which is convenient, but depending on where your unit is, it might be spotty and I don't think you're allowed to get your own provider. Other downsides of this apartment are the management; they are very difficult to get a hold of and do not budge at all with regard to leases. The courtyard units can also be pretty loud, and you can hear a lot of noise from neighbors above (I highly recommend requesting a top floor unit). Moving in and out is also difficult because U-Hauls can't fit in the parking garage and there is only one freight elevator for the whole building. The units are also pretty expensive for the area. There were also some issues with security (including robberies and package theft) early on this year, and the management was not helpful at all (they basically sent out an email saying that it is not their job to keep the building secure). Overall, though, I have decided to stay here for all three years of law school because it is convenient to be so close to the school (and I hate moving).

Convenient, Nice Living Space, Expensive
The best part about Pav is that it’s walkable to the law school and it has mostly up-to-date living spaces and amenities. The downsides are that it is expensive and has some management issues. Ultimately, if you value convenience and having an updated living space, I think Pav is worth it.

Overpriced for Charlottesville but Can't Beat the Convenience to Law School
In general, the Pavillion has decent amenities (tanning booth, swimming pool, gym, free printing) but these are often broken for periods of time. I don't believe the tanning booth has worked for several months and the printer is sometimes out of ink for a few days or out of paper. The carpet in the hallways is dirty and patchy and there are sometimes water leaks in the hallway. Still, I have had minimal issues within my unit and the convenience to the law school and community of 1Ls is unbeatable.
I wish the property had a package locker though, as package theft can be a substantial problem in the building at times.

Great Overall, Some Communication Faults
Overall, the Pavilion is a great place to live. It is spacious, the apartments are clean, and for the most part sounds and smells are contained. The community-wide spaces are also a great bonus! It is also wonderfully close to the law school. One frustration with the Pavilion, though, is sometimes it feels like communication from management is lacking. For example, there were some security issues and it was unclear how management was implementing policies to help make residents feel more secure.

It’s not worth the price of admission
Overall, my time at Pav has been unpleasant to say the least. I would have thought that paying $1000+/month would be a pleasant place to live but the problems continue to build. When I first moved in, the shower didn’t work; the handle spinning infinitely with no water released. It took over a week for management to fix it despite its very high priority status. The other repairs also have taken a week or more. If that wasn’t bad enough, I’ve had several packages go missing and there have been repeated problems with package thieves. The gym and pool are nice touches but aren’t in great repair. Furthermore, it’s loud most weekend nights with people partying constantly so sleeping soundly is a struggle. It is a plus that a lot of social activities are held here, but there are also a number in Ivy and you’d be better off living there.

The Pavilion has its purpose
The Pavilion is extremely convenient to the law school. I can leave 10 minutes before class and get there on time. However, the rent is pretty steep for what you ultimately get. The management isn't great, the gym needs improvement, and the general upkeep is just lacking. It is the most "updated" apartment complex within the law school, but it's definitely overpriced. A lot of people do end up living here, so it's nice to be with everyone, especially 1L.
