Pavilion at North Grounds
The units themselves are nice and updated. The maintenance team is very responsive and completes service requests quickly. The location is very convenient and the building has some nice amenities. Until this summer I always felt very safe in the building although in the past couple months there have been issues with people breaking into the building and stealing packages.

Small rooms, bad management
The Pavilion bills itself as a "luxury apartment," but that is a flat-out lie. It's not the worst place to live, but it certainly isn't "luxury." It falls very short in a lot of ways, and management is not very responsive.
Pros:
-You get your own bathroom.
-The kitchen is pretty nice.
-Can choose furnished or not.
-Very convenient to law school.
Cons:
-The rooms are VERY SMALL!! They do not match the floor plans online at all. It is tight to have a queen bed in your room.
-Move-in was HORRIBLE. My apartment was filthy dirty; no carpet cleaning at all; gross bathrooms; there was some furniture but other furniture was missing. When we complained management did nothing.
-Have had safety issues. Someone was stealing packages for a while, and management did absolutely nothing about it and in fact sent around an email saying they are not liable for any safety issues.
-Lots of maintenance issues. Our AC didn't work for the first three weeks of August, and management kept telling us it was working when it clearly was not. We had to get both our washer and dryer completely replaced a few weeks after move-in. Have also had issues with garbage disposal and lights.
-Walls are thin and it is noisy here. It can get loud, especially on weekend nights.
-The gym that they have looks great, but machines are always down and they don't have a proper weight rack.

Good Enough
The apartment itself is largely fine. Like most new buildings, it was clearly built on the cheap, and things like the dishwasher and washer/dryer need help often.

Pros and Cons
You cannot beat the location - it is so convenient to the law school and I love living in a place with a lot of other law students. However, rent is very expensive and the customer service is awful. I've had a lot of issues with management and leasing, and they are extremely difficult to reach and communicate with.

Sucks but bearable
The management is disorganized and slow. Maintenance takes forever and makes a lot of mistakes. When I first moved in, the apartment was filthy, like no one had cleaned it in years, and the couch that came in the furniture package was stained. My car was also broken into in the "secured" parking garage.

Expensive, but comfortable
My unit in pav is comfortable and I have had very few issues in my unit. I enjoy having an attached bathroom in my bedroom. The furniture provided by pav was included and is nice enough. The main issues with pav are with the management and the expense.

Expensive but Convenient
The Pavilion has had some issues with maintenance, but they are always responsive. It is also a social and not very quiet complex. There was also an issue with package theft this year. Management is not the best and it is expensive, but having lots of space and being close to the law school makes it worth it for me.

Worth the $ for the location
The best part of the building is its central location. The law school is a 5 minute walk away as is the Barracks mall. It's also convenient because many 1Ls live in the building as well. The apartments are decent in size and not too bad.

Good amenities, management is not the best so I avoid dealing with them. Repairs are good.
