Elliston 23
Very good apartment building, good location, 12 minute walk to Owen, plenty of restaurants and stools within walking distance. Helpful and professional management. Good sized pool and pool area. Nice resident lounge, small gym.

Expensive, Loud, but Management is Getting Better
I’ve lived in two units over the last couple years. The model units are nice but upon moving in both units had paint on the carpets, random construction leftovers, disconnected washers/dryers, clogged drains, leaking pipes, and broken electrical outlets and appliances. Management is getting more attentive but early on it was hard to get any contact with them. The company also has changed every few months, but it seems like the new management is in for the long haul and hopefully improving service.
The biggest issue is that a large portion of the units are air BnBs. This can result in loud parities at all hours and very crowded amenities. There is now a courtesy officer on site for noise complaints so this might get better, but it makes studying and exam season absolutely miserable. They are also in the process of converting more units into air BnBs.

Not impressed
This location is great because it is within walking distance of campus and its location in the city. You have great proximity to restaurants and Centennial park. The management of this apartment complex has not been very helpful during my time, and I have had 3 different ownership groups take over in a year and a half. The property upkeep is not kept clean. And there have been a lot of issues with car break ins due to a lack of security cameras and continuously broken parking gates.

Nice amenities and location but horrible management and maintenance
The location is great and the pool is really nice. But they just added Airbnb's to the building, so its kind of a rotating neighbors and really loud situation. Management is not responsive, there's only two maintenance staff for the whole property so things aren't really maintained or fixed in a timely way because its an impossible job. My rent went up $470 in two years, and you should expect to pay anywhere between 250 and 280 for utilities each month, the internet contract, shared water and recycling fee is literally theft. I would also expect them to sell the building to a different private equity company in the next couple years, they definitely view the building as a capital asset rather than a home for 300+ people. I'm breaking my lease two months early because I just really don't like living there anymore. The old management group used to be a lot better but these people just don't care. It's not really affordable for students now anyway, the current vacant 1/1s are going for like 2400, and they're smaller than the one I live in now.

Average Place, 3rd Rental company in less than a Year
Maintenance is fine, the garage door has been broken for months and no impetus to change it despite numerous complaints and requests from many residents.
Walls are thick so noise is not really an issue and it's very walkable to campus which is a huge plus. I like that it's away from Midtown and a little quieter near Centennial Park. It can feel like a bit of a food desert though with no grocery stores nearby and somewhat limited options for restaurants immediately nearby.
They are renovating the apartment, including individual apts and they look nice but they will definitely charge a premium for them. Rent is increasing from 1750 to 1880, a big jump.
Internet is "included" but really you pay for it in the lease, just not to Xfinitiy directly.

Convenient
Nice apartment and super close to campus. A bit of hotel vibes, but it's nice and has all the amenities and such.
Base rent seems below market because nothing is included and there are tons of fees and charges added on later. I find this frustrating, but just have to know what you're getting into.

Management is Ok
Management can sometimes be unhelpful but the place is fine. Good amenities. Natural light can be an issue if your apartment faces the pool area. Lots of undergrads live here.

Could be better
I believe the apartment has changed management, I believe, 3 times now, making communicating and paying rent difficult. The apartment is currently under construction, which makes the noise a little disturbing, but I am sure that things will be better once the construction is done. Also, the rent and fees are ridiculous here. I pay almost $100 just for trash services, which are not always reliable. I am tired of paying this much for an apartment that I believe is not worth it. I live in an apartment the size of my parent's bedroom and spend almost as much as their mortgage on rent.

3rd Management Company in 5 Months - Renovations Underway
Multiple changes in management over the last several months has made it hard to assess their quality. The first two companies were disorganized and combative, but the third company so far seems to improving the community.
They are trying to move into the next higher tier of luxury, so it is likely rents will also increase.
I like how this apartment is close to campus but on the quieter side of it. Right near Centennial Park and with its own parking garage (secured by garage opener)
