Great apartment

My building is in a walkable neighborhood, close to blue, orange, silver, and green metro lines, the management is super responsive, and the amenities are great. The lounge is great for studying, having a gym in the building saves me a good bit of money, and the outdoor spaces are great when the weather is good.

Very nice

It has been a great building thus far. The amenities are great, doorman is always helpful and have had no major problems with the building. The unit is in great condition and minor fixes have been handled very quickly. Love the Navy Yard neighborhood as well.

Great Location, Horrible Mail

The apartment has a great location and views of the Capitol. Mail and package pick up was horrible. Don't plan on having any kind of meal delivery service because they will constantly mess up and not send notifications that it was received and then tell you it was not at the front desk for several days, when it is sitting behind the desk spoiled

Fabulous place to live

I love my little studio at 70 Capitol Yards. Whenever I have something that needs to be fixed--even a broken lightbulb, maintenance is there to fix it within the end of business. Management tries their hardest to accommodate any and all needs. There are some pets that were grandfathered in from previous management that I'm not too fond of, and because smoking is allowed within one's home, it can waft into the hallways (gross!) But other than that, no real complaints. I love the socials and the location can't be beat.

Ok place to live

Management isn't the greatest. Hate the pricing model they use to rent apartments, they abuse the system and would rather get new people in the apt. then keep current residents. The amenities are great and some of the front desk people are awesome!

Great area, nice building

Pros:
Nice building, good gym & amenities, maintenance is quick, management is responsive, front desk concierge, great location close to green line metro & new bars/restaurants, up and coming neighborhood, quiet area (except for game days at the stadium), community website, resident events, garage parking

Cons:
Average appliances, small water heater (I live in a studio apartment and run out of hot water in the shower on a regular basis), nothing is included in rent, very limited guest parking, lots of construction in the area right now

Overall:
I like living in the building and recommend it to others.

We've lived in multiple buildings in this neighborhood over the past few years and we absolutely love it. The gorgeous waterfront is a few minutes from any building in the neighborhood and we are steadily getting new restaurants and finally the advent of fast-casual restaurants too. There are still areas of the neighborhood that are less safe, but my first apartment was squarely within the less-than-safe part, and there were never any incidents. There is a fair amount of construction to contend with, but it is merely indicative of how quickly this neighborhood is booming. The prices are unlikely to stay this low for long; we are already seeing a steady jump in pricing in all the surrounding buildings.
I love living in Navy Yard!! I am a ten minute walk to work and five minutes from two metro stops. There is a Harris Teeter within easy walking distance and a Whole Foods on the way. The area down on the water in Yards park is beautiful and has a great variety of restaurants, bars and necessities (gym/salon etc.) As a Nats fan, being steps from the ballpark is also a HUGE plus. The only con right now is all of the construction going on, but within the next year it will just mean more exciting things for the area so it's not all that bad.
The neighborhood is largely under construction but in ten years or so it will be awesome. In the meantime, there are a lot of great restaurants, the waterfront, and the baseball stadium.
The areas is constantly changing with new restaurants and bars. During the summer the the Yards Park is one of the most beautiful and popular parks int he city!
Looking forward to more grocery stores and shops opening, but I like the quiet of the neighborhood. Easy walk to the water and the Capitol.
I love walking around this neighborhood because it is rather quiet and residential. There are many parks nearby.
The neighborhood has been fantastic. Tons of construction of new restaurants and retail. Great to explore.
Lots of cool bars and restaurants nearby and it's always so nice in the spring and summer having the ballpark right there. Only downside is that it seems like nobody cares to pick up after their dogs - there is feces ALL OVER the sidewalks.
While the neighborhood feels safer than where I used to live in Chinatown, the Riverfront area has increasingly felt less and less safe with more crime happening in the area.
