Transport issue
Not near. Spending a lot on uber to commute to school.

Would live anywhere else..
Tried renewing my lease that expires 02/01/22. My current lease is $1425 a month, District would not let me renew for an additional few months for anything less than $2100 a month. Their solution was to offer me a onetime $250 gift certificate to offset the ridiculous rise in rent.
Additionally, we've had car break-ins numerous times throughout my stay (Top Floor Garage Visitor Parking broken windows and theft, third floor cars placed on blocks and tires robbed, multiple vehicles had catalytic converters stolen).
This property has forced me to fulfill all graduation requirements and finish the Business School Program in March and move out of Houston.

Review
Good location - close to campus and restaurants/bars. Management is responsive to requests and sets up monthly activities for the apartment. Good for pets, pool is nice.

Great location close to campus
The District at Greenbriar is a great location if you are going to be going to the Rice campus often. There are also a lot of shopping/dining options in Rice Village, Upper Kirby, Montrose, and more all within a 10 min drive. The apartment building has standard amenities and I have had no issues with neighbors or management during my time here. As a dog owner, I really enjoy the off-leash area they have on the side of the building and that there is a residential neighborhood a few streets down where I can walk my dog.

Good location, but the building is not as nice as it seems
The building seems really nice when you visit, but it doesn't take long to realize that it isn't that great. My apartment seemed fine at first, but I quickly realized there were various issues with the built-in appliances, some electric outlets didn't work, and so on. The walls are also really thin, so you can hear neighbors shouting or jumping around, their doors slamming, and their dogs barking. The residents are a bit annoying too- lots of trash left around in the hallways/garage, and lots of reckless driving and inconsiderate parking in the garage. The surrounding streets can be really loud too. It won't seem loud during the day (except for the occasional honking) since traffic keeps people slow, but at night you'll hear trucks speeding and bouncing over potholes.
Still, the location is really convenient. Close to campus and otherwise pretty centrally located in terms of accessing other important places around Houston.
