Skyhouse apartment review
I've been living at Skyhouse for around half a year at this point. I have a great apartment with a downtown city view. The studio apartment is almost 600 sq. ft., so it's definitely enough space for a single person living here. Plenty of natural light from the floor to ceiling windows. Also, great amenities with a nice gym on the top floor as well as our rooftop pool and deck. Location is also excellent and around a 10-15 minute walk from the business school (depending on your walking speed).
Only downside is the elevator can sometimes take awhile during "rush hour"

Highly Recommend!
Skyhouse has great employees and there is 24 hour concierge. I feel very safe and the units and amenities are very nice.

Skyhouse Review
Any luxury apartment will have positives and negatives and many of the negatives will be true at any complex. Here are mine
Positives:
-great location/walkable to campus
-pet friendly
-awesome amenities: rooftop pool is better than most hotel rooftop bars in Nashville. 360 views of the city. The gym is small but workable. The clubhouse is large and underused for how awesome it is. Free coffee in the lobby
-Very professional and awesome front desk
-secure parking structure: in midtown where break ins are common, this is a bonus
-New complex: units are clean and well managed. Most units have only had 1 or 2 previous renters. In-unit appliances all work flawlessly. Any issues are quickly handled by a very responsive maintenance team.
-accessible mailbox/good system to grab packages
Negatives
-units are generally poorly engineered: thin walls (can hear neighbors talking at normal levels) and unit entrances that are super close are two issues. Creates a lot of extra noise. When neighbors nearby slam their entrance doors shut, it shakes the entire floor. There's also NO place for storage in the units and the closets are tiny.
-annoying/noisy tenants: I've had a bad experience with noisy/inconsiderate neighbors while living here. This is a recent issue but there are a lot of undergrads that live here now on their parent's dime because of the dorm restrictions at vanderbilt. They bring in a lot of additional noise. I've also had issues with inconsiderate dog owners that let their dogs bark in their apartments throughout the day, let them pee in the elevator, and take them to the apartment dog park after reasonable hours. If you have a south facing unit, expect to hear dogs barking in the park all day long. Covid created a lot of terrible dog owners so I don't expect this issue to get any better.
-terrible parking structure: maybe the worst part about living here. The corners in the structure are too narrow for multiple cars to pass through. There are no speed bumps so residents dangerously speed through. The increase in residents also means that you're mostly going to be parking on the 5th floor and up. The garage isn't connected to the building so this creates an extra step to getting home. skyhouse doesn't own this structure, they contract it out with a 3rd party company, so they refuse to take responsibility for any of the issues.

Skyhouse review
I lived in Skyhouse for 2 years. Take this with a grain of salt. Most of the negatives will be the same at any midtown luxury complex.
Positives:
Walkable to campus.
Decent amenities which include a great pool, reasonable gym, and incredible rooftop/clubhouse area.
Fun location right in the heart of midtown
Pet friendly
Incredibly secure parking garage- theft and breakins are a constant issue in midtown for other complexes
Clean and stylish units- it's still a very new building so most units have only had one or 2 previous renters
Great unit appliances- I've never had any issues with my washer or dryer. Shower pressure is great. Water heater and cooling never fail.
Negatives:
Thin walls- you can hear neighbors talking at regular levels. If you have noisy neighbors it can be an issue
Noisy neighbors- a lot of undergrads rent these units through their parents. Mainly became an issue when Vandy started restricting dorm space due to covid. Partying and loud music can be a definite issue
Some structural issues- the doors to each unit are weirdly close to each other. When someone slams a door it shakes every unit next to it.
It's pet friendly- there are a lot of irresponsible dog owners in this apartment that allow their dogs to urinate in the elevators and bark in their apartments all day long. They also use the apartment dog park on the south side all hours of the day. If you have an apartment on that side, you're going to hear barking constantly. I might just be a hater but COVID created a situation where a lot of people who have no business owning animals became bad dog owners.
Parking structure- outside of the security, this parking garage is horrific. There are no speed bumps so drivers speed through. The turns are so narrow that only one car can pass through at a time. Skyhouse refuses any responsibility for this since it's technically managed by a separate company. I honestly don't know how this garage was ever approved by city.

Perfect place
Great location, great amenities (gym, rooftop pool, clubhouse, great view of Nashville). Only <10 min walk to campus. Pet friendly. Secured parking. Apartments are super nice.

Skyhouse
Pros: amazing amenities. Rooftop pool. Fun lounge area. Small but functional gym. Fast elevators. New building so everything is very sleek. Very close to Owen with not as much street noise as other midtown apartments. Steps away from demonbreun circle and the fun bars and cafes.
Cons: thin walls (can hear neighbors when they're talking at normal volumes). Parking garage is awful.

SkyHouse Nashville
I've lived in SkyHouse for the past year and a half, and I absolutely love it. All apartments have floor to ceiling windows, and my apartment has a view of downtown. Located on the rooftop (25th floor) is a pool, outside space with grills and plenty of places to study, indoor lounge, and a gym and yoga room. The apartment is a ~20 minute walk to VUMC, or a 5 minute bus right with a bus stop located right across from SkyHouse. We have a free mimosa brunch hosted once a month, and other random activities (e.g., free popsicles at the pool) during pre-COVID times. The front desk staff are very friendly and helpful. I have always felt safe since elevators are only accessible by residents to their own floors and common spaces, and all guests need approval to access any residential floors. The only things I dislike about SkyHouse are that it's a bit on the pricier side, though I think the price is reasonable for the location and amenities, and there's limited storage space in my apartment, though there are storage units available for rent on the 2nd floor of the building.
