Good location and apartment interior
The actual apartments themselves are very nice with plenty of storage, high ceilings, and modern furnishings. I have personally not had issues with pests except for a period where there was issues with the trash chute. The gym is fine, not super big and not a lot of equipment. It's also been dirty for awhile. Management can be very slow to respond to complaints, there are often clerical errors that take multiple contacts to fix. Management is not super responsive to emails or phone calls as they are pretty understaffed and not 24/7. However, they have made positive changes over the year I've lived here.

Pricey but overall quality
My experience at the Varsity has been pretty good, they have typical issues other apartments (with lots of students) have but with how expensive it is sometimes it is frustrating. There is a gym but it is not great or well maintained. The package room situation is very frustrating because amazon deliveries often end up just placed on the ground near the package system instead of put in lockers like they're supposed to be. The management/maintenance team is fairly small and can be slow to respond to issues (especially via e-mail), they are generally best contacted in person.

Do not rent here!
I lived here during the 2021-22 school year and experienced many issues. First, the rent was quite expensive to begin with, but the apartment also charged utilities for the entire building. I had many months where my utility bill was over $400. Security is also poor, as there is no doorman at the front and many of the back exterior doors remain unlocked or propped open. In addition, just about everything in my apartment broke at some point including the dryer (multiple times), the hot water (multiple times), the garbage disposal, and the air conditioner. To top it all off, the AC in the apartment above mine broke and flooded my apartment about a month before my lease was up. I was on vacation at the time and maintenance told they would take care of it immediately. When I returned, no cleanup had been done and some of my furniture was ruined by water damage. The carpet had also molded over and paint chipped off the walls and ceilings. No one from the maintenance team fixed any of the damage before I moved out despite my many emails.

Pros but also cons
The apartment space itself is great. Very large, updated look, and decent pricing compared to comparable properties. However, the managing of the building is horrible. They will never answer calls and take long for emails, package delivery is a mess and it’s difficult to find packages although none stolen, and the elevators keep breaking with only one fixed and the other left broken for weeks. Also the water keeps being shut off for repairs.

Clean and Convenient
Pros: The apartments are clean (no pests), recently refurbished, and it is close to Ross Hall.
Cons: The building management has some issues and it is a bit overpriced.

Varsity on K
The apartment is very good, good size and lightening, and from a reasonable walking distance from the main Georgetown Campus. The gym and social room are great to receive friends.
Points of opportunity: maintenance response is quite slow, shut is constantly out of order, neighbors are young and party a lot (noise and weed smell is common).

little overpriced
Good atmosphere for students - a lot of undergrads here. Close to campus. Gym and study room, club room with pool table and shuffle board. Nice courtyard for grilling and day drinking.

Great if you don't need your management
Great location and neighborhood -- right in the heart of Foggy Bottom. Immediate metro access (great for airport). Interior of the apartment is amazing; honestly one of my favorite places I've lived in that regard. Washer/dryer in unit is amazing.
Management leaves a good amount to be desired. Had insisted I pay with a traveller's check, lost it, and then would not reimburse me for the payment to cancel the check because "I can't prove that I dropped it off." Extremely rudely handled. Sometimes straight-up ignore emails and later denies doing so. They will not address concerns if you only bother them once; you need to be consistent to get them to actually take action. To their credit, they have been getting better as the term of the lease has gone on. Generally, though, maintenance is polite, if a little slow.
Gym is decent but not well-regulated. Missing weights, broken treadmills, and problems unresolved for the entirety of the time I've lived here.
Have heard rumors of pests but have not seen any myself -- might be more of a problem for lower/ground floors.
Be aware a lot of undergrads live here and walls/floors are not soundproof
All that said I'm definitely renewing
