Mirada
Great complex! Very well maintained. The community is nice. Easy access to bus stops (less than 5 min walk). Easy access to groceries (less than 5 min walk). Pet friendly.
Good location and apartment interior
The actual apartments themselves are very nice with plenty of storage, high ceilings, and modern furnishings. I have personally not had issues with pests except for a period where there was issues with the trash chute. The gym is fine, not super big and not a lot of equipment. It's also been dirty for awhile. Management can be very slow to respond to complaints, there are often clerical errors that take multiple contacts to fix. Management is not super responsive to emails or phone calls as they are pretty understaffed and not 24/7. However, they have made positive changes over the year I've lived here.
not a good experience...
I love the area and the places around my apartment, and the actual unit itself is alright. It's not super updated nor is it super outdated, just kinda mid. Our experience with the management has been awful though. The building is very dirty inside and poorly maintained. There is constant construction and noise. The management does not respond and aren't helpful or responsive when you go to them. Lots of mistakes and miscommunications with construction information, projects, and needing to enter the apartment. Also have had many issues with the heat and various appliances and plumbing issues.
Amazing apartment
Fully refurbished. Great appliances. Nice terrace. Spacious.
Close to Campus
Pros: close to campus, clean apartments, modern units
Cons: management turns over regularly and the building is mostly undergrads
Avisa Lakes
This place is very spacious and close to campus. The price is very economical. The apartment complex does a good job at upkeeping the property and maintenance is very quick to respond to work orders.
TERRIBLEEEE
Extremely disappointed with the management - actually TERRIBLE! They blatantly misrepresented the room sizes – the actual rooms are 2 feet smaller than they claimed on the layouts. The leasing agents were unhelpful and lacked empathy in addressing this concern. The ongoing construction on all balconies, during the only two usable months of the year, has been incredibly noisy and disruptive. Our balcony has been inaccessible since early June. The only positive aspect is the amazing package room staff. Overall, this building has been a terrible experience. I strongly advise against living here!
Cheap but that's about it
Bellevue West is in a nice area with close access to the freeway and some shops/restaurants close by at a strip mall in Bellevue. It's only about a 20-minute drive to Vanderbilt without traffic and much cheaper than anything closer to campus. It is very quiet and secluded if that's the type of life you-'re looking for.
However, you do get what you pay for to some degree. The apartments are old and not at all energy efficient. We paid $300 for electricity during the winter months and $100 during the summer. No utilities are included. We did have a carport, which was very nice during the winter.
There is a gym and pool in the complex, but the gym is only open during the leasing office hours, typically from 8-5 during weekdays and 8-3 on Saturdays. Maintenance is pretty slow. We waited about 4 months for them to install blinds on a window that was missing them and went a week without water when our pipes froze (due to the terrible insulation). We also had minor issues with a couple of mice and also had to frequently spray for large cockroaches. Overall, it's been nice to save money, but we aren't renewing our lease this year.
Double boogie apartment
Generally ok. However, move in was awful and the apartment was not prepared. Generally apartment repairs take along time and require constant pressure on the office (threats to fix and deduct generally get them to act fast). They do have a nice dog park, and depending on what time you leave it can be a 15 minute drive to school.
Overall: Good Experience
After living at the Enclave for a few years, I’m happy with it, overall. The management team is great; though; they feel stretched thin lately. The neighborhood has changed some since the light rail arrived, but the convenience cannot be beat.
Mirada at La Jolla Colony
Close to Superloop bus stops. Generally quiet. Thin walls and ceilings (can hear neighbors often). Low water pressure. Heat, but no A/C. No insulation for sound or temperature.
Mirada is overall a good place to live
The apartment I’m currently living in is located in Mirada at La Jolla Colony, and has overall been a nice place to live. It’s a quiet community with many amenities that allows pets (for a monthly pet fee). There is very easy access to parking with gated drive in doors under the apartments that are great for parking out of the sun. There has been some bike theft, but only in the parking garages, which I believe they are addressing as we speak, making them more secure.

Such a great spot, close to everything (school, highway, groceries, nature) and spacious community. Highly recommend especially if you have a pet!
Do not rent here!
I lived here during the 2021-22 school year and experienced many issues. First, the rent was quite expensive to begin with, but the apartment also charged utilities for the entire building. I had many months where my utility bill was over $400. Security is also poor, as there is no doorman at the front and many of the back exterior doors remain unlocked or propped open. In addition, just about everything in my apartment broke at some point including the dryer (multiple times), the hot water (multiple times), the garbage disposal, and the air conditioner. To top it all off, the AC in the apartment above mine broke and flooded my apartment about a month before my lease was up. I was on vacation at the time and maintenance told they would take care of it immediately. When I returned, no cleanup had been done and some of my furniture was ruined by water damage. The carpet had also molded over and paint chipped off the walls and ceilings. No one from the maintenance team fixed any of the damage before I moved out despite my many emails.
Pricey but overall quality
My experience at the Varsity has been pretty good, they have typical issues other apartments (with lots of students) have but with how expensive it is sometimes it is frustrating. There is a gym but it is not great or well maintained. The package room situation is very frustrating because amazon deliveries often end up just placed on the ground near the package system instead of put in lockers like they're supposed to be. The management/maintenance team is fairly small and can be slow to respond to issues (especially via e-mail), they are generally best contacted in person.
