Did not like buffalo canyon

I did not appreciate the various violations of housing law. They attempted to change our lease mid-way through our lease period. They also were very shotty with repair work. We had duck taped pipes and the bad repairs lead to flooding in our apartment, which they charged us for. Additionally the pool and hot tub ammenities were closed most of the year. I recommend either choosing elsewhere, or being aware of your tenant's rights so you do not get tricked by their illegal attempt to make more money.

Poor Management for High-Cost

The management at Buffalo Canyon has steadily declined over the years. Maintenance orders can be put in with action resulting in no fixes or notes of future promises. The complex also has issues regarding insects and rodents.

Run far away from any FourStar Realty Managed Properties

The apartments are decent and extremely close to campus. As it is centrally located that is the only reason why I am still renting here. Buffalo Canyon has a tendency to charge your resident's accounts with fees if you are not checking your rent ledger. The response time for maintenance request are slow and the leasing terms are egregious, the Boulder County Council should be ashamed of allowing greedy, corrupt management companies rent to students.

It's just OK

Very close to campus and the law school, and relatively inexpensive for that. No in-unit AC and ranch-style windows, so during the hotter parts of spring, summer and fall, it can get pretty warm. Conversely, the apartment stays pretty warm during the winters, with little need for the baseboard heating. It's not too noisy, but some undergraduates occasionslly throw a small get-together in a neighboring apartment complex, you'll hear that. Overall, if the price range is right for you, and you can manage a further location, it would be worth your time to go further afield.

Few downsides

Most everything about Buffalo Canyon—location, amenities, apartment quality, atmosphere—have been the best of any of the 3 apartments I’ve lived in. But there are a few downsides. First, it’s a bit expensive, but I feel like one generally gets what they pay for. Second, management is fairly terrible. I’ve had work orders in (broken light bulbs, busted locks) for over a month now and they continually tell me they’ll fix it any day now. Overall, I can deal with this, and I’m fairly happy with the place.

Great location, bad management

Ok apartments, not super nice. Management will try to take every penny of security deposit. Close to school.

Baseline Sub Reviews

The neighborhood is surprisingly quiet considering how close to campus it is. There are plenty of students who live in the area, mixed in with professionals and young couples. There are many dogs in the area as well.
Neighborhood is all apt. complexes filled with students. I have no safety concerns in the neighborhood--though some people get annoyed by undergraduate partying (I don't).
Close to the school and Dark Horse, just make sure you don't leave your bike outside.
Good location, safe, bars and shops nearby. Easy access to buses
this neighborhood is mostly residential. if you are looking to live close to lots of bars and restaurants it might not be for you. however it is quiet and very near to the law school so if those are your priorities it is perfect.
Close to campus, Creek Path, and grocery stores. Not much in terms of restaurants or bars but you're walking distance to the 29th Street Mall and next to public transit.
Easy access to everything whether it be local buses into "downtown boulder"
2 supermarkets nearby
Cosmo's and other restaurants are also very close.
Lots of other apartments and students, not too loud ever, never have to deal with annoying neighbors
