Noisy

Very busy area - all the noise from 15th and chestnut comes right into the apartment because the walls are paper thin (I was also on the 5th floor). The area can get shady at night. There are frequent power outages. Also, for Wharton students, the location is quite far from where most students live and is not within walking distance of Huntsman Hall.

Great Commute

This is an excellent commute to the law school if you want to live in Center City. My building is about a block from the 15th Street Market Frankfort Line stop at City Hall, and it runs right to 34th and Market. I usually leave my apartment at 8:30am and am at school no later than 8:45am with plenty of time to print things and get organized before 9am class.
Note, friends who live in Uni City may be less willing to travel over to Center City, but there is way more to do in the Center City area, so introduce people to the MFL and that will help the social aspect.

The leasing office was a little disorganized, but the unit is beautiful and I've had no issues with electric, water, heat/AC or anything. There is a nice gym and some silent study spaces in the penthouse if you don't want to study in your apartment. No noise from neighbors, and there are definitely some Wharton folks in the building. Building is wired for Comcast and Verizon Fios.
There is some construction across the street and we're on the corner of 15th and Chestnut, so there can be some noise, even a few floors up. It's not the end of the world to me because I am a heavy sleeper and cityscape sounds don't bug me in general. But, nonetheless, make sure you pay attention to the noise level when you visit to see if you are ok with it. Leasing was very upfront and honest about noise and construction, too, so ask questions.
If you have an apartment on the Chestnut St side (south facing) there is a bunch of sunlight! All around a good place to be. Close to Rittenhouse, a quick walk to the Sansom St bars and the cool 13th St neighborhood. I'll likely stay all 3 years of law school.

Great Apartment

Outstanding place to live and really convenient to get around the city. Nice amenities, friendly doormen, and a new Stephen Starr coffeeshop (Parliament) right downstairs.

Great apartment decision

I really love the management here! The screening room, community space, free printing, gym, and conference rooms are a great addition to the building. The building is right in the heart of Philadelphia and a few short blocks from Rittenhouse Square. All appliances are up to date and most after school/night time activities happen within a few blocks of this location.

Great building - good management

Overall, I've enjoyed living at the Avenir. The gym, lounge areas, study rooms, etc are always clean and well-managed. The front desk employees are great and someone is always there 24/7. Only con is that it is slightly outside of Rittenhouse, but the trolley is very convenient, a ~2 minute walk from the building

Free printing is huge plus for students
Management is quick to respond with repair requests
Security folks are very amicable
Package pickup is very convenient
Location is close to the trolley (stops on 37th and Spruce)
2BD2BA are spacious & high-ceilinged (1000+ sqft)
Close to 13th st shops and restaurants (but further from campus)
Remote temperature control

Cons
Noise due to single-pane windows (I can hear conversations on the street, the drummers!!, Chestnut st. honking at 2AM, drilling at 1AM, constructions etc.)

Would recommend!

Lets start with the good: Fairly new building, awesome building amenities, great location with lots of great restaurants and bars nearby, and well laidout floorplans. I knew about the negatives going into the apartment, so they aren't necessarily unexpected, but they can still get annoying over the course of a year. As a starting point, the units are really small for the price. The prices are still better than some of the other options in Center City, but I've had to be ultra organized in order to fit all my furniture in and to make sure I have sufficient closet space. There is also a lot of street noise/construction noise. The construction noise has become better over time, but given all of the new construction in Center City I'm not sure it's really avoidable anywhere in the city.

Great experience so far!

Love our (small but well-designed) apartment! Great location, wonderful gym, lounge, and study rooms, reasonable price (especially compared to many similar buildings in the area). The complex is only a few years old and definitely has the feeling of being new. Only complaint is the noise from construction (loudest on the east side of the building), but we got used to it pretty quickly and it tends to stop at a reasonable time. The building does not offer parking, but does have bike racks in the basement.

Beware of Noise Level; location not ideal

The apartments are nice, management is responsive and helpful, and rents are lower compared to some of the other buildings in Rittenhouse Square. However, the noise from the streets is just through the roof, especially on the lower floors. You will hear loud drumming for a couple of hours each Saturday and Sunday, making it impossible to study or do anything that requires some focus during that time. Also, the intersection is busy but not necessarily safe -- there are plenty of shady people roaming around 15th and Chestnut after 7pm or so. Last, the building is much further away from Wharton and therefore less walk-able compared to some of the other buildings popular with Wharton students. I would not pick Avenir if I had to do it all over again.

Great value and location, Management team is Ok.

Apartments are spacious and modern. Gym is a great addition. Very close to trolley station, which is convenient for cheap and fast trips to Penn campus. Management team is troublesome and slow moving.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
