Very spacious and great value for base rent. Management is generally quickly responsive. Amenities include concierge, gym, and indoor and outdoor rooftop lounges. Estimated $100 total utilities (electricity, gas, internet, etc) in addition to base rent/month for a 2-bed/2-bath apartment.

Love my apartment. Good amenities. Gym is ok. Roof is awesome. Apartments feel modern and updated. Great location.
Great apartment for physician resident
I have overall been very happy with this apartment and building! Street can be a little loud but the building itself is quiet and street noise has only woken me up during the night once in three months. It's not the most fun intersection but you're a short walk from great areas to explore and the hospital. Maintenance issues are addressed pretty quickly and having someone at the front desk all the time for security and packages is so nice. I've been happy with my apartment's amenities and the penthouse social space.

The Avenir
My partner and I have plenty of space in our 1 bed 1 bath with a den (~1000 sq ft). We are less than a minute to transit and have plenty of food and grocery stores not too far from us, with Target and Trader Joe's within a 10-minute walk. We have access to a lounge and study spaces with one even on our floor. Our gym is nice with plenty of cardio machines, free weights, and a few machines. We have had no major issues but because of the location if you live on a lower floor, the noise from outside can be a lot.
Great location
Love living at Icon, enough Wharton students to Uber to class and occasionally run into classmates without it being overwhelming. The common spaces are beautiful and the apartment is awesome, lots to love.
A great option!
I'm very happy with this apartment! It is spacious and way less expensive than other apartments nearby this size. Management is responsive, they come by for requests always by the next day. The gym is a little small but has pretty much everything I need. Great rooftop area as well. The only downsides to the apartment is the little overhead lighting and the little closet space (spacious closet in bedroom and small hall closet)
Great area and apartment, unresponsive management
I have been at Icon for about 2 months and am very happy with the building, amenities, maintenance/front desk staff, security and my apartment.
It was a HUGE hassle and stress trying to communicate with management after sending in my rental application and waiting to hear if the application was approved (they were simply not responsive for several days and did not include my broker on communication), but it ended up working out in the end.
Unbeatable location
Just two blocks from Rittenhouse Square and surrounded by Philly’s best stores abs restaurants, this apartment offers great value for the price. Natural lighting could be better, and it can be easy to hear neighbors, but the unit is very comfortable. Management has also been pleasant to deal with.
Mostly a Great Building
Pros: Very nice apartments, big windows, great rooftop and amenities, and decent pricing for what you get.
Cons: Terrible management and a few blocks further east of where most other law students live.

Good location
Love the apartment, it has a gym and a lovely rooftop area. I appreciate the 24 hour concierge. It's in a good location with quick access to everything including public transport.
A place with little Wharton presence
I liked my place because it was reasonably priced for a 1 bedroom. The downside was not many Wharton people living in the building (which could also be good if you need a break at night). It's located closer to the city hall. However, it's easy to take buses to the campus. Walking is fine. Not much amenity other than a gym, which is often very quiet.
Amazing property - 2 blocks too far
This building is great - the amenities are a major highlight. There is a gym, movie theater, lounge with pool table, roof, full kitchen & hosting space. The actual apartments are modern & spacious. My other MBA friends are always so pleasantly surprised seeing my space.
The cons are that living here means you’re just out of the center of MBA life - literally about 2 blocks away but as a woman walking home late at night after a party those 2 blocks become problematic at times. Also, this building is less social amongst MBAs (which can be nice at times because you don’t run into someone every time you get into the elevator so your home is a safe comfortable space).
Biggest regret of med school so far
This apartment has been nightmarish. Air conditioning is constantly broken, causing temperatures inside my apartment to hit 82° anytime between April and October. Maintenance does the bare minimum possible even if it doesn’t fix the problem. For example, my dishwasher trips the breaker for the entire kitchen every time it starts, which is incredibly annoying. Maintenance’s solution? Don’t use the setting with hot water. Lol
Also, I had a leak in my ceiling for over a year that started to grow mold and all they did was cover it up with paint, which then filled with water (because they didn’t fix the actual leak) and popped like a bubble, splitting my ceiling open. My bike got stolen out of the garage right in front of an allegedly broken security camera and my car got broken into also in the garage, which i pay $80/month to park inside. It cost me over $2,000 to fix my car windows and replace my bike. Management offered nothing in return. I literally could not even live in my apartment over the summer because of the heat and all management did was give me a $1000 credit to make up for 4 months of full rent that I paid to have a vacant apartment while they “replaced” my AC (which later broke AGAIN). The pool on the roof is never clean, there are serious problems with roaches and other pests, the turnover with management is the worst I have ever seen, and you’re allowed to smoke inside your apartment. I have had to leave the building multiple times because the cigarette and weed smells were so strong that I couldn’t study. Also, the building is super old so the water gets shut off every 1-2 weeks for 4-8 hrs at a time so they can “repair” the pipes. Sometimes you don’t even get a warning email. There’s also not nearly enough parking for the size of the building which means you have to park far away on the street quite often.
The only good thing about Hathaway House is how thick the walls are. I almost never hear my neighbors, but I can smell them Lol
Save yourself and live somewhere else. It is not worth it.
