Lot of sunlight, quiet and spacious
I love my apartment and would live here forever if I could. People and management are very nice and take your complaints seriously. The apartment is huge. I have a king size bed, a tv and a desk in my room and still have space to walk without feeling there is no space. What I like the most is the view and I'm waiting every day to come back home and watch the sunset and the philly skyline. My parking is covered which is also amazing. Specially during the winter. I have to pay about 150 to 170 for parking if I remember well. It's worth paying as it's covered and taking into account that parking in Philadelphia is so hard to find. There is a gym and a resident lounge with computers and a printer. 24 hour door attendant. Sometimes homeless people are around the building but this has improved since I moved and safety has never been an issue. I would definitely recommend this place. It is a little pricey but it's worth paying if you are one of those who prefer paying a little more for a very comfortable and cozy apartment.

Summary of the experience
- the location is bad. There are only hospitals around here and there is a shelter for homeless next to the building. While getting the car often hear drunk people yelling at each other.
- safety isn't great. The moment you start walking north from the city hall it is less safe. More drunk people, homeless and occasionally someone dealing drugs. Not the worst I have been but not recommending.
- property management is reducing cost in the second year and quality is dropping. elevator not always working and the fired the old crew to hire cheaper labor and you get what you pay for (i.e. did you get a package for me ? No. Are you sure? yes, all the packages are for apt. 317. I think 317 is the street number... and so on)
- MOST IMPORTANTLY the lease contract is outrageous, Seriously, I told them 1 day after the renewal that I wanted a shorter term and they charge 3 months rent for early terminations (got a discount). They charge you 1 month rent if you do not give the keys back...They wanted me to sign a release form in case my son was affected by lead paining while local law requires them to prove the building is safe.

Happy on Broad
Not too much in the immediate area but very short walk to Logan Sq Whole foods and a few restaurants, and not too far from Museums, Rittenhouse and Midtown West areas. Love our apt - Very spacious, good management, parking IN building. Going on 3 years and happy

Great Place for nurses
It has not been a long time at this apartment, however, I have no complaints. It is surrounded by many hospitals and is a perfect location for nurses/doctors. The only thing that I dislike would be the proximity to the homeless shelter and the dangers of living so close to a major road (Vine St) where cars often drive pretty fast.

Great place to live
The Packard building is a nice rental building, with a small gym, private parking ($180), modern and well kept social areas and is a 15 minutes bike ride from the law school. It is also conveniently located by the Race-Vine SEPTA station, which es 15 to 20 minutes from the 34th station (a block away from the law school). Tenants are mostly Med and Nursing School students. It is at walking distance from where things are happening in center city. Access to the Highway through the Vine st. Expressway is extremely convenient, making it a 18 min drive to the Airport and 15 min to the stadiums.

The district is overrun with vagrants and the dangerously mentally ill. Police presence is minimal and they are incredibly ineffectual and, frankly, slothful and are not to be relied on for security.
