It's pretty good
It's been great and there a plenty of uarts students who live in this building. So many so, that it's basically another dorm.

Good location
The apartment is great for the most part. It’s a nice building in a great location the only problem is that lately we’ve been having frequent break-ins and management isn’t really doing anything about it.

Nice apartment
The location is great, and the apartment space itself is nice. We have had issues with mice, but exterminator and maintenance come quick.

1527 Spruce St
Fine apartment. High ceilings and poor insulation make floors cold and heat can get expensive. Persistent drainage issues which management periodically attempts to solve. No major pest or noise issues, although next to La Viola which occasionally leads to noise / smoke late at night. Great location close to the Kimmel Center and within a short walk of Walnut St retail, trolleys/MFL/BSL and Suburban Station; late-night convenience store next door and 24h CVS down the block.

Good 1br apt at 16th/Spruce
Overall a good 1br in a relatively quiet brownstone building. W/D in unit.
Apartment had some issues with water drainage / leakage but management intervened to resolve the problem within a few days. No major complaints otherwise. Living room is a bit small but the bathroom is spacious and there is a good-sized closet in the bedroom (though none in the kitchen).
Kitchen has decent counter space, but could use a bit more (and a few more cabinets) if you cook a lot. Stove/oven are electric. Fridge opens the wrong way (towards a wall) which is odd - not sure why.
Location is great - not too far from Rittenhouse Sq, one block from the Kimmel Center, close to Center City amenities (shops, restaurants, etc.) 24h CVS and bars close by so there's always foot traffic late at night (unusual for Spruce St). A bit far from Trader Joe's / full-service grocery stores and a ~40min walk to the Penn campus.
No real amenities to speak of, but parking is available.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
