Overall great option
While this isn't the nicest or fanciest place to live, it's close to campus, has all utilities included, and is priced fairly. Overall it's a great value.

Great value for the money, excellent choice for families with kids
Buildings look fresh. Very quiet place that is extremely close to business school. This proximity is combined with safety and convenience (if you have car though). The management will not go extra mile for you, although they offer some useful services such as package management.

Great overall
If you're heading to the business school, it's the perfect location. Som minor problems like apathetic management and the random building fire alarm going off are the only two issues, and aren't a big deal.

Best option for MBAs
If you're an MBA, there's no question about how convenient Baity is. You don't need to carpool to school, since you are a few minutes away by foot. Say you have class in the morning and an interview in the afternoon, you don't need to ware a suit all day, you can just go home to change. You're also near the UNC buses routes and have access to the P2P van.
Life is easy in Baity, and the value you get for your money is second to none in the area.
The only bad thing is that there's nothing near to it, besides school.

Could not possibly be any closer to the Kenan-Flagler Business School (3 min walk to class). Building is secure 24/7 with electronic key and all utilities to include internet and cable are included in the monthly rent. Because the complex is not located on a bus line, all residents can call the P2P service on campus after 7pm and receive a free can pick-up which takes you to Franklin Street.

Inhuman leasing office staff
Location, value and the neighborhood are all perfect except the inhuman leasing office staff. They don't take letters mailed to your apartment if the recipient is not on your lease, even if the recipient is your significant other or your parents, no matter how important those letter are. And to add someone onto your lease requires a lot of procedures. You may need a lawyer or a notary. Even if you told them, due to time constraint, could you just make one exception? They said no, and still mail the letters back to the sender. Their rational is, we want to protect our tenants. We don't want our tenants to get letters they don't want. Plus, our systems only allow us to take letters with recipients on the lease. And if they accidentally signed on your package, and if you ask, "why would you sign a package that doesn't belong to you?" Their response is, "we don't have time to check the recipient's name!!!"
I didn't see any leasing office act in such an inhuman and rude way like this one. Not sure if it is because the office is managed by the school, so it is more bureaucratic or what.
