Good apartment but too expensive for what it is

Overall its a good building but the rent is way too expensive for what it is. Management basically took advantage of us by increasing rent because they knew we were in a bind with timing. The flooring is peeling and they did not seal the walls to the flooring so dirt and grime gets stuck by the tile. We have had rodents and the building does a poor job of sending staff to fix it. However, we needed a stove and microwave replaced early on and they replaced with little hassle. Front desk staff are attentive and pick up packages. Location is fantastic. Very quiet building and has a pool. Of note, my apartment is a 1 bedroom converted to a 2 bedroom. I also have a great view of Adams Morgan and the Cathedral which is a perk. There is no gym which is a huge downer and parking is absurdly expensive ($225 monthly) but very necessary as street parking is difficult to find.

Amazing apartment. So it really is a one bedroom, but we built a wall so it is a two bedroom. We still pay one bedroom pricing, so it is $1100 each person, or $2200 total. Great location. Close to Safeway. Street parking is easy enough to get. All utilities included. Bedrooms are huge. Lots of natural light where we are facing.

Great location- <10 minute walk from Foggy Bottom, Georgetown and Dupont, no rent increases each year, more heterogenous neighbor population (not all young college students, some families, some elderly, some pets), no front door person- fob key used to enter building

Cathedral Heights is a great location: very safe, quiet, not too far from campus. Lencshire House is great for pet owners. The rent is reasonable and utilities are included.

The Garfield House is a great value building if you're on a small budget, with studios and 1-bedrooms. They offer 6, 9, or 12 month leases, with month-to-month when the lease is up. The neighborhood is really nice, near the National Cathedral with many restaurants and stores within walking distance. My dog loved the park across the street and the trails in the nearby Glover Archbold Park. The 30s/30n/31/33 bus stop is right out the door, getting you to Tenleytown in 5 minutes or Foggy Bottom in 20 minutes, and the N2 line is a block away that gets you to Dupont Circle in 10 minutes. It's an easy 20-25 minute walk to campus. The rooms are pretty basic, but there is an outdoor pool and utilities are included. Parking is limited in the small lot, but there is easy Zone 3 parking surrounding the building and I've never had a problem finding a spot within 2 blocks. Maintenance workers are really responsive and the front desk workers are friendly. The worst thing is the traffic on Wisconsin; people honk their horns constantly at all hours.

Building is older, but my view is amazing and the value can't be beat. If you have a car, this location works for any working professional in the city. This is a very low key building, lacks many nice amenities but if you're willing to trade for good rent, it works.

Great location and improvements being made to building

Great location. apartment itself is fairly outdated but management is starting to make improvements, starting with much needed new bathrooms. Apartment has lots of windows facing 16th street providing tons of light and gorgeous views of the city. Great size for a studio in DC, plenty of closet space. Nice front desk workers that know your name. overall not a bad building for the area.

Good deal, lots of space, a few issues

Parkhill is an older building that recently underwent construction to replace pipes and renovate some rooms. I got a great deal with my rent. (I couldn't afford the space and location anywhere else). There are a few bug and heating issues, but management and maintenance is very responsive! Overall, I'm happy with what I have for the price I pay.

Low frills apartment

Good, low frill apartment. Management was OK within the building but completely inaccessible higher up when I had billing issues to resolve with the property manager. Friendly front desk, friendly maintenance. No gym, paid parking underground, nice roof top.

Lovely Studio Living

From the moment I saw my studio, I knew it was a great deal. It's spacious, has a cute separate kitchen area and a huge closet, and is quite affordable (especially for Columbia Heights). The front desk staff are the nicest people, and the neighbor's dogs are adorable. Some online reviews complain of cockroaches in the building, which I have never encountered. My only drawbacks are that it is an old building, so there is no central AC or heating, and that you must provide your own AC window unit and pay an rather high electricity surcharge in the summer months (sometimes over $100 a month). A bit excessive, but with water/electric included in the rent the rest of the year, it all works out more or less.

Rent is low, views are the best city views I've ever seen. Really no amenities to speak of, but Celestine and Donna are friendly and responsive. If you're ok with a slightly dated building and manage expectations, this is a great deal for Washington D.C.
