Great views, but the building is falling apart

Great amount of space, but the building is very shoddily constructed. Doorman is a farce, doesn't check anyone who comes in. Overall I think the management company is doing as little as they possibly can.

Great medium sized unit with laundry and full bathrooms!

Unit Details - 14th Floor 2 BR 2 BA with bathrooms connected within each room! Carpet throughout the unit except for kitchen. Washer/dryer in unit!! (huge plus). Normal kitchen stuff plus a dishwasher. The kitchen is pretty big. One room is slightly larger with windows across two of the walls. The living room/dining area is not that big, but fits a large couch and a table and chairs comfortably. Good closet space - one in each room, and two hallway closets. Building - the building is well kept and well-lit. There is a front desk with an attendant at all times and they receive packages for you. Management recently changed, and the front desk people have not been very attentive and are sometimes sleeping in night shifts which is really shocking. The building still feels super safe because there are tons of students who live there and people you recognize always around. Management is annoying to work with sometimes because they work out of a different building and don't get back to you that quickly. The maintenance guy Teres is super nice and is very timely in switching out light bulbs or fixing broken appliances. The electricity bill is shared proportionately across the building, so in the winter it can be pretty high. There is no gym or other amenities in the building. Location - Love the location. Not far from other MBA filled buildings on the square. Some of my favorite bars and restaurants are within one block away. The bus stop is one block away and the trolly is 2 blocks away.

Good value for money

Pros: Its a very well located building. close to most places such as the wine store, trolley station, bus stop, restaurants, bars etc. the management is pretty good and responsive. each year there are many wharton students in this building so that's great from a social angle. Cons: Huge electricity bill especially if you are in the bigger apartments on the top floor. there is a common electricity charge that each unit pays. this is an additional charge that one should consider before signing the lease. the building doesnt have some basic facilities such as a gym, Overall: Good value for money, especially when you are here for a couple of years

Good location and spacious apartment!

I'm very satisfied with the building. It is very well located. Close to Trader Joe's, Center city, 2401 and a reasonable walking distance to school (around 25 minutes). Also, maintenance is good and fast. The only downsides is that the building does not have any facilities, such as gym or bike storage.

Great Building...electricity bill a little high though

Very well run building. Maintenance guy is amazing. Most of the doormen are awesome. They bring my packages up to my apartment if I'm gone for a while. Staff is a big plus. Only issue I have is my share of the electricity bill for heating/cooling the common areas of the building is rather high (up to $100 a month in January February). They really should not heat/cool the common areas as much as they do. Other than that I really like this building and its location (close to Trader Joe's and the trolley) and would definitely choose to live here again.

1930 Chestnut is the best building near Rittenhouse Sq.

1930 is great because 1) lots of Wharton students live there but it doesn't feel like a dorm 2) At night, there is a ton of traffic on 20th street so you never feel unsafe walking home 3) Its a really quiet building (meaning you don't hear musicnoise when you are in the apartment building) 4) Best value (compared to a lot of the other buildings that other Wharton students live in)

A great apartment to live in

Very convenient and close to restaurants, groceries, shopping, etc. Not a lot of amenities (no gym, common lounge area) but good value. Landlord isn't the easiest to deal with, but the maintenance people in the building are great.

Convenient, modern, and reasonably priced

One of the wharton "dorms" near rittenhouse square, as many of your peers will live at 1930. It's at a very convenient location (for going out in the evenings and walking to school), the space is modern, and the price is very reasonable. In particular for those looking for 2 bdrm apts, 1930 offers units with fairly equitable sq footage between the rooms and each has its own bathroom.

Nice Clean Apartment with Great Location

Everything is very clean. Elevators run great. Doormen are very nice although they don't provide much security or do much. Have had no issues with apartment and think it is a very good value. My room is small but the rent is reasonable. Very happy with the location.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
