I have very few complaints!
The units at the Wellington are a good value. I'm a Wharton MBA living in a 2 bedroom with a roommate and we have an absurd amount of space (great for quarantine) and nice natural light. The units are in various states of renovation; some have more updated kitchens, appliances etc. and some do not, so just be sure to take a look at the specific unit you're interested in if you'd like to live here. The staff is kind and attentive, and the location (right by the park, steps away from CVS/Target) is ideal! I've been very happy here and the drawbacks are minor -- there is construction going on nearby which is sometimes loud at night, and the building is older so things break occasionally (though management is generally responsive). Be aware that this building doesn't have a common area/gym but since COVID that doesn't really matter...

Excellent value, incredible location, apartments aging gracefully
The Wellington's an excellent mid-range choice (for those aghast at the $2000+ rents offered at the top-tier). Students coming from Manhattan, SF, Cambridge, etc. may be pleasantly surprised, whereas students looking for luxury will be disappointed. There are a probably three dozen or so Wharton MBA students living here at any given time in a normal year.
Price aside, the location is ideal, right along the edge of Rittenhouse Square, smack in the middle of the dining, retail, and recreation activity of this side of Center City. Commuting to Wharton could not be easier: buses stop a few yards from the entrance and travel directly along Walnut to the campus (rideshares take the same route) and the trolley--the most reliable option--stops two blocks away at 19th and Market. Crucially, Target is two short blocks away; Rittenhouse Market and Trader Joe's are reasonably close as well.
One noticeable negative is that the views on one side of the building are straight across an alley into an adjacent office building. Take note as you tour units. This didn't bother me much, but don't expect a park view from most units.
The building itself is a pretty pre-war masonry structure with an elegant lobby and a charming crew of doormen/doorwomen. The units are somewhat basic by Wharton standards, but the space to price ratio was just about the best I found in my search. The appliances (oven, gas stove, fridge) and cabinetry are outdated, but they're not terribly ugly, and the floorplans are quite efficient (ie rectangular, with few twists and turns), so the units can feel like a lot more space than the square footage might lead you to assume. Upkeep is good and the maintenance staff are generally helpful. Walls muffle conversation effectively--I could always hear the intro music to the sitcom's my neighbor watches, but never voices. Heating and air conditioning is centralized with limited individual settings, but it is adequate. Shower is okay but water temperature can be iffy outside of morning hours.
Laundry in basement; uses debit card system. Storage cages available in the basement. Bike storage can be found across the alley in the parking garage; theft is a risk so get tough locks. I can't remember but I think there are gym admitting privileges at a nearby building.
Note: this building has been owned by Allan Domb for just a few years, so reviews 5+ years old may be irrelevant. My best guess is that apartments will be improved further over time in order to command higher rents.

Great location and doormen
Very clean building, they decorated the lobby beautifully this past Christmas. I live in a studio with all new kitchen appliances, stainless steel. I love the location (right by Rittenhouse Square, a block away from Target and CVS and extremely close to many stores). I like that it's close to the commercial areas and yet because it's by the park it's already on a quieter street. Plus living across the street from La Colombe and a sushi restaurant doesn't hurt :) Neighborhood is one of the safest. Management so far has been responsive to my concerns. The doormen are the best, so nice and always willing to help, and having a 24-hour desk/doormen in general is great.
I sometimes wish that the building had more amenities (ex. we do not have a gym or any conference rooms). They are also constructing a new building a block away which can get annoying noise-wise at night when they drill on the street. Overall I have had a good experience living here and do not plan on moving in the near future.

The Wellington
This is my first time living in a studio and my first time living in a high-rise in a city center. I'm very pleased with The Wellington. The location is incredible (in relation to transit and shopping, not to mention the park). Concierge staff are helpful and kind. Building is well maintained, though not luxury. Rent is at a moderate level commensurate with the quality of the building. I am glad to have signed a two-year lease and continue living here!
Main negative, in my opinion: I cannot control temperature with a thermostat, though I assume that would require a massive renovation. Instead, the management decides whether to heat or cool the building, and we can set airflow from the vent to low, medium, high.

Pretty good
Really love this apartment. The natural light is great and the bedrooms are both fairly large. Kitchen is nice, but wish it was more open. Biggest complaint is that the heat turns on super early and makes it incredibly hot.

Old but good!
The best part of the Wellington is its location and its management. Very convenient if you are Wharton MBA student. It is close to all your friends and around a 30 min walk to Campus ($7 approx is you go with Uber or Lyft in pick hours, so try to share it!). Regarding management, the person who runs the building is very efficient and responsive. Any time I found that something was not going as I expected, he solved it.
The worst part of the apartment is that the building is very old. The unit I got is not great; it is on the back of the building, so the view is another building with people working. That also makes the unit kind of dark, especially during winter! There are no lights in most of the units in the building, so get ready to spend some mone getting lamps and bulbs.
Most units are very big with a lot of storage, which is great! However, some of the appliances are quite old (air conditioner, kitchen for example), so if you don't care about it, go ahead!
Another thing is that if you rent a studio, consider that you won't be able to host any dinner or lunch with your friends! And believe me, you're gonna want to host events!

Recommend
The Wellington has a great location and friendly staff. The rent is cheaper than many of my friends' comparable apartments. Some units are carpeted but you can usually negotiate new floors if you prefer wood. Rent includes access to the gym at The Westin Hotel two blocks away.

Meets our needs but slow service
The Good: Perfect location. Spacious apartment with hardwood floors throughout. Really good heating. Gym partnership with Weston fitness, about 3 blocks away. Friendly doormen who know your name.
The Bad: When one of the two elevators broke, it took over 2 months to fix.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
